looking for a home in las vegas

I am looking to purchase a home in las vegas within the next few months as i will be moving there in January. I am looking for something in the 100,000-150,000 price range. I would like a safe community with a very good school system and a gated community. Here are my questions?
1. What's the best neighborhood i can get the best investment for my price range?
2. What are some of the best schools in Las Vegas as I plan on having children within the next 2-3 years?
3. I am also looking for an investment for a rental property at the same time but would like to keep my budget for that one between 30,000-50,000. What's a good area to buy that I can rent out right away?

1. There is not one specific neighborhood or area that you can get the best investment in. There are many of them that will give you a better cash flow and 7-12% returns on your investment, but it really comes down to a more precise description of what you are looking for.
2. School information can be found on Clark County School District website http://www.ccsd.net and you can do further investigation for our blue ribbon schools as well. Again they are scattered throughout the valley.
3. For the price range of $30-50k you will be looking at condos or older single family homes in specific parts of the valley. I would like to discuss this further with you and analyze the return difference on each of those options for you... HOA vs. No HOA,repairs needed, carrying costs, etc.

Dear Blondevil,

I have been a Realtor/Investor/Property Manager here is Las Vegas for 23 years and I have managed my own Rentals and I can teach you to do the same...easily and economically.
We are short on inventory right now. Most homes in Gated Communities are anywhere from 85 to 100 + per square ft. The best area of town for low prices is in the Nothwest and North Las Vegas above Lone Mountain where they were hit hardest by the recession. They overbuilt and are now playing catch-up. If you are looking for a 1 story home with a back yard, it will be a little harder as most of the properties up there are 2 story homes with small back yards.

As far as the rental goes, investment properties in that price range would put you into condo's and that I would not recommend, however if you have come into some cash, even with a mortgage on an "bread and butter" home there are neighborhoods where you can make 8-10% on your investment over and above appreciation. (home value going up)

Condo's have often turned on investors and taken away the right to rent them out. Becaues so many defaulted, often their Associations fees have gone through the roof and that would either have to be
passed on to the renter...which is a no-no or you will end up pricing yourself out of that market.

I am pretty sure that I can help you find a house in this price range in Green Valley Ranch, close to Green Valley High School. About the investment - I am OICP certified and working with investors, so I can provide you full report for your investor needs, even for your primary house, because it is investment too.
My advice is to start search now, because we are in low inventory and a most of them are short sales, which mean that it takes a time to close.

You sound like a lady with a plan! There are 11,000 real estate agents in Las Vegas to help you.
Interview a few and choose one that best suits you and your needs. Build a relationship with that agent because you need someone who is going to listen to your needs and wants. Based on the three criteria you laid out above, you are also going to be involved with this agent for a while.

There are many great safe communities in Las Vegas. I have been a resident of this wonderful city since 1971 and raised 2 daughters here.I live in the northwest right on the edge of Summerlin. Green Valley is also a very nice area and has some top rated schools. One source of information for schools is http://www.CCSD.net and you can google school rankings at many web sites like http://www.schoolgigger.com. As far as a 30 - 50 K investment rental property we need to talk more about that as we move forward with the purchase of your personal home. I will set up your personal property search.
