The commission on the rental is typically paid by the Landlord, a good number of Realtors may charge you an application fee (around $150.00) to have all documents ready to present with your offer, this documents may include but not limited to, credit report, criminal background check, paystubs, W-2s, referrals, etc. If looking in the areas of Fontainebleau, Westchester, East Kendall, Doral, feel free to contact me via my profile and will gladly assist you. Landlord pays on listed properties, tenants are welcome to pay a bonus for exceptional services :) I've had that happen before with buyers as well. When you go above & beyond some people appreciate it and show so in many different ways. Thank you for your TIPS :)

Industry standart is the landlord is paying the commission to realtors ,for the prospective tenants its FREE service. You do have to come out with 1st ,last month and security deposit when you put in the offer ,plus application fee for background and credit check .

Typically and in most instances the owner/landord pays the Real Estate commission. Very rare is the exception where the tenant or buyer pays the commission. There are other fees however that might be part of the rental transaction (processing fees, HOA application, etc.) that are paid for by the prospective tenant. Those one time fees range in cost depending on the Real Estate agency and the HOA Management company if there is one.

The fees are paid by the owner of the property in your case you don;t have to pay anything. The service toyou is free.
