Dear Y, We have lots of waterfront in Pinellas County and it's not all the same. We have beach and oceanfront and if you are looking for a home versus a condo you are typically looking at over $1million. If you are talking about Intercoastal homes - you can find some homes in the $400-$500K that are small or may need work in Pinellas County. If you want 3 or 4 bedrooms (1800+sq ft) and move in ready homes in a waterfront boating community like Island Estates in Clearwater you are looking at $800K to several million dollars. These homes I discussed are all on the ocean side - far west. We also have homes on the Bay side (Hence the name Tampa Bay) - these homes can get to the Gulf but it's usually quite a longer distance and the water is typically shallower - except where dregded. We also have waterfront that is visible but not really usable or accessable because of the mangroves which are protected and cutting them without extensive permits and environmental analysis is not allowed. We also have several Fresh water lakes - which are great for boating and fishing. The 2 largest in Pinellas County are Lake Tarpon and Lake Seminole - both of which have homes on them as well. We specialize in waterfront properties and if we can help you with any additional info just let us know of visit our blog at When you are looking at waterfront property make sure the water meets the function you want - many buyers will not buy a pond front home since it' has no functional purpose but the water raises their insurance since they will typically need flood insurance. Working with a knowledgeable local agent will be a great asset.
P.S. Hillsborough County has some big lakes in the Odessa area with many luxury homes on them (and smaller) Also the neighborhoods or homes that will support sailboats is much smaller do to the largely shallow waters here. Some of the most reasonable homes on the Intercoastal with easy acces to the Gulf of Mexico are in Gulfport and South Saint Petersburg.

Dunedin is a really great place, close to water, the causeway, great neighborhoods (check out Palm Harbor for great family atmosphere). You really need to connect with a good agent in the area to help you out if you are looking to move soon.

I don't work in Pinellas County myself, but know the area WELL, and can recommend some great agents for you to speak with to help you in your search if you'd like.

Hi Y,

Being from Palm Harbor you probably already realize you have an array of options. For the sake of this discussion I am only referring to single family homes, not townhomes or condos. If you are looking to be on a large lake, such a Lake Tarpon you can find some really good buys even under $300,000 on a canal, some updated and even with a pool. If you are looking to be on a canal going out to the bay or gulf you probably will need to be in the 300-600,000 plus range. Crystal Beach has some on Canals under $400,000. Tarpon Springs even has one currently in the mid 6's on open water on Beach Dr.

Island Estates, off the causeway to Clearwater Beach, runs about $600,000+. Going down the coast, usually the intercoastal side, from Clearwater Beach to St. Pete Beach, there is a lot in the $500,000 to 1 million range. You can even find some on the Bay side of Old Northeast directly on the water under a million. Direct gulf front is usually over the million mark and the sky is the limit.

It really depends on what you are looking for in terms of "lifestyle." Is this for view, or are you a boater? If you are a boater? Motor-sailboat-kayak? What size? How deep? These all effect your choices.
