The Arden-Arcade community is located at the heart of Sacramento County and is marked by the convergence of several major freeways and thoroughfares. Arden-Arcade is a major contributor to the local economy and includes nearly 40 distinct neighborhood areas. As part of the original 44,000-acre Haggin land grant from Mexico given to John Sutter, Arden-Arcade is now one of the most heavily developed areas of urban Sacramento.

The Arden area is located along the historic American River, close to and east of downtown Sacramento and close to the large Arden Fair Mall.

The close proximity of the American River provides biking, walking, picnicking and fishing possibilities along the American River Parkway, a unique resource in the Sacramento area. The parkway stretches 23 miles from downtown Sacramento to Nimbus Dam. Arden is also dotted with many neighborhood parks.

Close by is California State University, Sacramento, with an excellent range of cultural activities, and the Pavilions Shopping Center, with upscale eateries and shops. Arden additionally is home to Town and Country Village, the first shopping center in Northern California.

A well-established community of about 96,000, it offers an ample selection of rental and private housing, including some of the finer homes in Sacramento.

Within the Arden-Arcade community, there are several neighborhood tracts, such as Country Club Estates, Bohemian Village, Sierra Oaks, Sierra Oaks Vista, Arden Manor, Arden Park, Arden Oaks, etc. All have their own distinct characteristics...for example, in Bohemian Village you may find small, affordable cottages in the $300k - $400k range, and in Sierra Oaks Vista, you will find large estates ranging from $1M - $3.5M...feel free to call me with any questions...

The Arden area is currently considering becoming a City. It is truly lovely and located just minutes from Downtown Sacramento. There are a mix of cottages, mansions and lovely distinctive homes in this area. One of the Arden borders is the breath-taking American River. Here is a link to read more about the Arden area.

The Arden area zip codes include 95821, 95825, 95864. Price wise, some of the best first time buyer homes can be found in Arden Manor. The next step up in price would be Garden of the Gods and the higher priced homes can be seen in the Arden Park, Arden Vista and Sierra Oaks areas. There are other Arden area pockets but out of the 90 homes I have sold, I notice that those 3 areas tend to be very popular. Many of those buyers are also willing to go to the Caramichael area as well, 95608. http://www.McGlade.com

The Arden area has several areas around Arden. There is Arden Manor, Arden Park, Del Paso Manor and more small areas. Al of the areas fall around Arden Way in Sacramento, If your clients are thinking of moving to this area, it would depend on what school district they are interested in, the size of home and there budget. Arden Park homes tend to be more in price than Del Paso Manor. Most of the arden area falls into the zip code 95864.
