Your are looking for a lease purchase property and in reality is this does not exist. Agents use the term "lease purchase" very loosely and it does not really exist. There are no Texas Real Estate Forms for this. In order to do a lease purchase, you will need to hire a real estate lawyer to create the contract and this will not be cheap. What people think is that if they do a "lease purchase" a portion of the monthly payment will go towards the down payment. Banks will not recognize this when applying for the loan. You are better off looking for owner financing if you are unable to secure a loan yourself. This may require a large down payment and higher interest rate depending on the seller. Hope this helps.
