What is the flood insurance situation in Scituate?

If it is a flood zone, you will need it if you are getting a loan - usually.
You can look up the address on the FEMA site and create your own Firmette which shows the zone for a property.
Of course, I would contact a local real estate professional to help with this answer.

242 Central Avenue in Humarock, ma the flood insurance is $6500 a year. Many many claims were made against the property over the past 10 years and there is no way to reduce the cost except to put the house on piles and then you lose have the sq footage.

There are areas along the water in Scituate that do not require flood insurance. Carver Ave. is an example. Though close to the water, homes do not need flood insurance to obtain a loan. It really is the responsibility of your agent and how well they do their homework. Fortunately, agents who work in and around the area are very knowledgeable of the flood areas.

There are many parts of Scituate where no flood insurance is required, and there are those areas on or near the wetlands and ocean that are prone to flooding, or are on the 100 year flood plain. If you are in the higher flood risk areas, than the bills can be spendy. If you are looking at 113 Glades as is indicated above, I would check with a local insurance fellow and see what your actual costs could be....I would be glad to provide you with such names if need be....
