Looks like you're getting several similar estimates so it is likely in that range, but to get a true estimate you need an in-house visit to determine condition, views, etc... I would interview several reputable agents/brokers and pick the best you can.

With looking at the previous MLS pictures from 2009, prior to you purchasing the property in 2010, not knowing if you have done any changes to the property since your purchase, ie: updating, painting, changing the marble, flooring or making any additional alterations, etc., and without seeing the interior of your home, based upon the comparable sold properties in the area, which there are 3 with similar in size and bedroom count in the Lake Hollywood area, my estimated price valuation of your home would be $620,000 to $660,000.

Dear Gordon,
To get a really good idea we need to see the property. My suggestion is to contact a local Realtor and set up an interview in your home. An address is not really enough to give you a professional CMA. Our Market Values would include any upgrades on the property and take the location into consideration as well.

From what I can see, it's going to be very close to what you were trying to sell it for in 2010, between 600-630K in my opinion. However this opinion is without seeing the inside myself or if you've done any other upgrades over the past 3yrs.

Your home is very photographic & that should be professionally done, the pictures from 2010 aren't professional, some agents need to discover that the flash button on the camera is a great thing to use. Your redwood patio areas are beautiful with the lighting & although it's a small house, it is someone's 'perfect' starter home.

I would estimate around $600,000 to $625,000 if it's in around the same condition as the pictures of when you had it listed back in 2010. I don't think you'll get too much more for it, no matter how much other agents may tell you. When you compare it with other recent sales in the area you will see there have been larger homes on larger lots that have sold for $755,000 3121 Lake Hollywood Dr. (1,134 sq ft) and $745,000 for 3435 Primera Ave. (1,508 sq ft). Your home looks very nice but unfortunately it's only 876 sq ft. When you list a home for sale it is very important to get an accurate listing price, or it will sit on the market for months and months. I hate to tell you that you can get over $700,000 for it, but I don't see that happening. I hope that helped you.
