What do Clients need from a Realtor?

Asked by Brian Halstead, Miami, FL Thu Oct 28, 2010

Ok this is a the big one open to both Realtors and Buyers and Sellers of real estate, we will like to know what Realtors think Buyers and Sellers need and also we will like to hear from Buyers and Sellers on what they need from their realtor. This will undoubtedly lead us all to one great universal understanding and we together will topple this economic downturn in this country, who needs to vote in November, just answer here and put this country back enroute to unprecedented economic prosperity.

disclaimer : there is no guarantee that this will actually happen a lot of factors come into play to reverse a economic downturn : government, private sector which include banks and the public at large plays a part to varying degree to the successful recovery of the economy, but of course it does not hurt to try so please do your part.

What do buyers really want?
Most buyers have in mind what they want when searching for a home. How do you know which house is right? Most homes are not going to be a perfect fit, but as long as the home fulfills most of their needs, they will be happy.

In the book, The Everything Guide to Being a Real Estate Agent by Shahri Masters, the average buyer wants the following things:
• Value: a quality home for a good price.
• Prestige: prestigious surroundings; a house to impress others
• Convenience: easy access to work, school, stores, etc.
• Security: a secure house in a safe neighborhood
• Comfort: a comfortable, “warm” home
• Aesthetics: an attractive home
• Privacy: a private location; privacy-conscious architecture and landscaping
• Entertainment: easy access to entertainment; the ability to entertain at home
• Health: climate and facilities to promote health and well-being
• Recreation: easy access to recreational facilities
• Education: an exceptional school district or other educational facilities

This list is based on a list of basic human needs created by psychologist Abraham Maslow. Most buyers will have two to three primary needs that must be met in order to purchase a home. Buyers should decide ahead of time before they meet with a real estate agent what is important to them. An agent can better help a buyer find a home knowing and understanding what the basic needs an requirements are.

In my opinion buyers, want and deserve a level of service that meets their individual and specific needs and leaves them with the feeling thay want to share their real estate experience with others.

Buyers and sellers need a Realtor that understand their needs in TODAY's market, not five years ago. As long as an agent is educated to master the market of the moment to help their clients make the best decision possible, all is good.
