What areas of ocean city are prone to flooding? We are interested in Haven Ave area around 30th street.

Ocean City NJ is located 6 feet above Sea Level . A flood elevation cert is need by all home owners to obtain flood insurance which costs are regulated by FEMA. You can ask your agent for this information or myself if you have n representation. The flood elevation cert will tell you a number however, the most important thing you should do is come into town on high tide and full moon or a heavy downpour and look at the properties that interest you and see if you have puddle-ing. Hi, Good Evening....I just came across this this evening, Did you buy in OC yet? I do work in OC, on 33rd and West at Weichert Realtors-The Asbury Group.....actually the highest street in OC will always be the street closest to the Ocean...depending on what area you are in, depends on the Street...for example, if you are in the GoldCoast area, (22nd thru 27th...it is Wesley....other parts of OC it can be Central, Atlantic or Ocean....However, the Southend of Town..which includes the 30th street area, is higher than let's say if you are down by 4th street....Again, all of OC is a Flood Zone...but there are definitely areas that are "drier" than others......30th and Haven is a nice pick.....Let me know if you ever have any other questions...I pride myself on being a Specialist in OC....Thank You....

Hi, I don't actually sell in Ocean City but I did live there in the past. There have been many improvements to help with flooding in Ocean City. I wouldn't say it floods often but that area can see flooding occasionally. The highest and driest area is Asbury Ave.. For the past 5 years or so if other area are impassable, you can always drive up Asbury Ave. in the center of the road. Hope this helps.
