I have been working with clients in Garden City for many years, and have seen the market slip and rise back up again. This time around in certain price ranges, especially the below $800,000 range that Ryan mentioned, the market is very strong when the houses are priced will and in a good location, and has rebounded quickly from the price drop in 2008 & 2009. Even in the higher price range, there are certain homes that have various bids on them. I have even had it that two of my clients are bidding on the same house.
If you are a seller, you shouldn't be concerned. If you are a buyer, don't think that good houses are going to sit on the market and come down in price.

Garden City's market has recovered much quicker than most on Long Island, rebounding almost as well as the Manhattan market. As the Top Selling Agent for Garden City in 2012 I would say the average 'days on market' for a typical 3 bedroom house (that is priced relative to the market) is under 60 days.

Most of our inventory below $800,000 for a 3 bedroom is selling in 30-60 days and the higher end slightly longer. We are also seeing multiple bidding wars for well priced 3 bedroom Traditional homes (ie Tudor, Colonial, pre war Cape Cod).

Any other questions I would be happy to answer with honest, real world answers from a broker who is local to Garden City and the Top Agent.

There were 63 three bedroom homes that were listed on or after January 1, 2012 and closed in Garden City. The average listing price was $717,286, average original listing price $729,317, average sale price $697,729. The average days on the market was 56.
