Rancho Rinconada area in Cupertino?

Asked by Amy, Sunnyvale, CA Thu Jul 17, 2008

I'm looking for at 4 bedroom housing in the Rancho Rinconada area in Cupertino and would like some opinions about the area - school district, crime/safety, pros/cons, etc. How's Cupertino high compared to the rest of the Cupertino high schools? Please direct me to websites with more info or provide your opinions. Thank you.

There are 5 high schools in Fremont Unionified schools district.
1). Monta Vista High - Cupertino
2). Lynbrook High - San Jose
3). HomeStead High - Sunnyvale
4). Cupertino High - Cupertino
5). Fremont High - Sunnyvale
Cupertino High area usually is located in between Stevens Creek and Bollinger Rd and Lawrence and Miller. It is pretty safe area to live.
Pro: Excellent Cupertino schools, Center of Silicon Valley easy commute to anywhere in Santa Clara County.
Con: This area is not as conform as some other are of Cupertino. There are small old home and huge newer home mixed in here.

Amy,

As I have written in several other posts, Rancho Rinconada is far too inconsistent of a neighborhood for me to invest in. I suggest that if you haven't, drive through it. You'll see the type and quality of homes in the neighborhood. I personally think that there are far too many "fixer" homes that haven't been cared for next to large "box" homes with no character and poor construction.

Note: every time I post about my dislike for Rancho Rinconada as an investment, I get a few e-mails from property owners in Rancho Rinconada ripping me apart. However, I think if you took the neighborhood as a whole, there are better options elsewhere. That's how I see it (and let the e-mails come).

P.S. you can check out the neighborhood's crime stats by going to http://www.crimereports.com/ and typying in an address. You can check out schools by either going to http://www.greatschools.net/modperl/browse_school/ca/5496 or for API scores go to http://api.cde.ca.gov/AcntRpt2008/2007Base_Co.aspx?cYear=&am… . Good luck

Hello Amy
Many years ago I sold my 1st Rancho home was $180,000. This area has changed alot since then. There are alot of new homes built since then.
Yes! I agrees with Mario.
The schools and crime/safety are all fine. If I have to say something that will be the size of homes are mixed. A huge mansion could be next to a small home.
You may check on this web page.http://en.wikipedia.org/wiki/Rancho_Rinconada

I love Rancho for it's obvious upside. The rest of Cupertino has become very expensive - Rancho is one of the last "affordable" areas. This regentrification of the neighborhood will continue to raise the school scores at Cupertino High. Also, the tearing down of the 1950s homes is probably at about 50% of the whole neighborhood now. More and more remodels and rebuilds will start to turn the neighborhood to a critical mass number at which point prices will then start to shoot up. Good place to bet on for the next 10 years.
