Looking to sell Kalaheo home 3 br 2 ba, 26K sqft lot, distant ocean, mtn views. Any idea of a good sell price?

To give an accurate estimate of the price of your home, more information is needed. However, on just a general scale, an updated home with newer appliances, landscaping, etc would be 700,000 to 900,000. The lot is large at 26,000 square feet, so there is a possibility of having the right to CPR it or have guest house rights. I work in this particular area and I am familiar with this market.

I'd need to have the TMK, tax map key number to get an idea of the exact neighborhood in Kalaheo where your home is. The location, condition, and views of the home are key to establishing the market value. The real estate market on Kauai is pretty soft this year. Sales volumes are down close to 50%. I recommend that my clients get an appraisal to find out what the home would appraise for in a sale, and then, price the home about 10% less in order to get the home sold.

This market we're in is like a beauty contest and a price war. A seller needs to have a property that shows the best in that class of home, coupled with, pricing in the lower 10% of the market of comparable type homes.

Without knowing more specifics about your home, one cannot provide you with a selling price. However, what I can tell you is this:
1. According to Hawaii Information Services (the company hosting the Multiple Listing Service - MLS - for Kauai) as of today, there are 22 homes on the market in Kalaheo that meet the parameters of having 3 bedrooms and at least 2 baths and also claim to have ocean views. They are priced from $569,000 to $1,495,000. The one asking $1,495,000 is on 24,420 SF of land and has approx. 3592 SF of living space. It has been on the market for 12 days. There is another home on 21,780 SF of land with 1610 SF of living space asking $899,000. It has been on market 4 days. There is a 3-bedroom/2.5 bath home on 1.51 acres of land asking $1,100,000 and it has been on the market 298 days.

2. In the last 9 months, the following sales for 3 bedroom homes (with at least 2 baths) claiming ocean views in Kalaheo have sold anywhere from $550,000 to $950,000. The one that sold for $950,000 (on 12/28/07) was asking $1,149,000. It had been on the market 407 days. The lot was 11,392 SF and the house has 2835 SF of living space. There is one that sold for $925,000 on 5/30/08 (asking price was $995K and it was on the market 427 days) on 12,432 SF of land with 2432 SF of living space. According to Hawaii Information Service (who hosts the Multiple Listing Service on Kauai), none of the sales in the last 9 months had homes on lots larger than 11,392 SF.

Currently, the houses in Kalaheo are selling from $650000 to $900000. There are lot of factors affecting selling price. If you can provide me with your house's TMK, I can provide you with more accurate information. Maggieh@cbpacific.com.
