Is this a great time to buy in Sterling Heights, Michigan?

Asked by John Hrachovic, Royal Oak, MI Fri Mar 20, 2009

I'm looking to move to Michigan from Southern California. I'm looking for a 3 bedroom, 2 bathrooms, with finished basement. I've researched about Sterling Heights, MI. Its seems like a great place to raise a young family of four.....

John,

I have two very nice Sterling Heights 3 BR 2+ BA homes on the market. One has a finished basement, and the other one could be easily finished.

Take a look:

Why buy when the prices are headed down? Get a better deal down the road.

John,

As Sold! indicates, if you ask a Realtor(R) is it a good time to buy, some will say yes all the time. Same with if you asked a roofer, "do I need a new roof?" Is this a good time to by for you? is the question only you can answer.

Michigan allows you to choose which type of agency relationship you prefer to work with and when you interview agents they will go over this with you. I would suggest working with someone under a Buyer's Agency agreement, so they are required by law to work for your best interests, not theirs, and not the sellers.

Please keep this in mind, and I hope you enjoy the unique area of southeastern Michigan. We actually have water. (smile)

I'm not sure, but I think SOLD! might be laying on the sarcasm. :-)

No, it is not necessarily always a great time to buy ... but right now it is a HISTORICALLY GREAT time to buy!~

Hi John ... I think it may actually be a great time to buy just about anywhere in Michigan especially if you're a first time home buyer. I'm sure you've heard of the $8000 tax credit for first timers. I've got a great property in Sterling Heights, excellent neighborhood, fenced in back yard for the kids, corner lot so you have a little more space. It seems like it has exactly what you're looking for.

John:
The answer to your question is based on many factors; one of which would be the work commute for yourself and any other family members. I have buyers in from Kansas today, and we just finished looking in Sterling Heights, Clinton Township and Chesterfield... they are seriously considering the Chesterfield area due to a larger quantity of distressed newer homes at impressive prices, the proximity to I94 and M59 for ease of access to and from points west and south, etc. There is also a major development under way in this area, that will bring a definite "anchor point" to the east side, so the conveniences of living east along the I94 corridor from Harrison Township north to Lenox Township will bring even quicker appreciation rates to properties in the area, in my honest opinion.
Best of "luck" to you and your family!

Hello Mr. Hrachovic,

Sterling Heights has always been one of the cities in Macomb County that is a nice "draw" for people. It is a well run city with reasonable property taxes, fantastic city parks and amenities for its residents.

I'm taking out a buyer client tomorrow to view 5 homes in Sterling Heights, and he is also recently relocated from another area of our country. After narrowing things down a bit for him and his wife it appears that Sterling Heights is the choice of communities for them.

Good luck to you and your family Hrachovic. If there is anything I can do for you, or if you have further questions please don't hesitate to contact me.

Sincerely,

Kris Wales
