Both Jose and Judy are absolutely right. As Judy said, because east Fort Lauderdale is so sought after, there is very little vacant land and therefore most of the established homes tend to have been built in the 60s and 70s. However, the wonderful thing about this is the there are so very many properties that have been completely renovated and upgraded, that the moment you step inside, you would never know you're in an older home. This is why I love selling on the east side so much. You have the benefit of the charm of the older properties coupled with all the advantages of renovated kitchens, bathrooms, floors, windows etc. etc., depending on the property.

If you want a condo or townhouse, then you'll be able to find new construction but you'll find the townhomes will have been built in small pockets of what was vacant land, As Jose said, there are many 3 story townhomes.

Feel free to contact me if you would like more information - I'd be delighted to work with you. You've certainly made a great decision about location and timing, that's for sure!

Best regards and best of luck.

Land is very hard to come by on the east side of FT Lauderdale, there isnt one particular neighborhood with newer homes. I will tell you that there are many fine single family homes and updated in east ft lauderdale.

There is the possibility of newer homes in the way of town house if that is something you would consider built within the past 2 to 5 years. they are quite nice and many are tri level and with roof top patios.

If you would like some help in searching, i would be happy to help.

Hi Tyler:
I live in NE Ft Lauderdale, I have for over 25 years. In my opinion it is the best place to be! In answering your question. The land on the East side near the Ocean is is the most sought after and has been built up for many years, therefore land to build new is very scarce! There are many gorgeous neighborhoods with up to date fine homes. I would be happy to help you, I am very knowledgeable of the entire area. Please feel free to call or email me! I would be happy to email you some listings.
