Anything over $175,000 would be a stretch. There is usually a difference between what a property is worth and what someone is willing to pay. With the property being a duplex on the Eastside I know some buyers who would pay cash and close fast.

Based on Sq Ft... approx $173k would be the average selling price. Having not seen the interior, upgrades, etc... it is possible for more as some of the area sales have closed in the low to mid $200k range. You need an area specialist to tell you what properties have sold in your neighborhood compared to yours based on bedrooms, bathrooms, size and lot size. Then to be more accurate a realtor with expertise in your area would need to see the location of property based on is it next to an alley or freeway, and lastly the condition of home. Hello Tiger49, The Best way to find out what your property is worth, by paying for an Appraisal. Second best way is to get a Realtor to give you a Market Analysis. This is free vs. the Appraisal costs money. The websites such as Zillow.com only give you a ball park value. Not as accurate as the above two I mentioned.

You can check zillow.com to give you just an idea? But if you want a professional and more precise CMA or Comparable Market Analysis, call me. In my database, I found similar sold properties.

What are the conditions of your property? Is it vacant? Do you or tenants live there? Can this property meet HUD guidelines?

A CMA from an agent is a great start and good benchmark. However, only a real appraisal can give you the true picture, but that costs 300 plus dollars. A range of 60-210 seems incredibly huge to make any significant decision from, the range of 210-220 is a much better range, however, it also starts at the highest number from the other estimate. Remember, even going with an appraisal, all valuation methods are opinions, and the true test of value is what someone will actually pay should you sell your home.
Zillow estimates your value a bit over 201K. This, coupled with the ranges provided by the agents here, I would estimate 190-220K for your home. If you have upgraded the kitchen or baths, and the house is in good shape, you would be on the high side of that estimate.

Since your home is a duplex, I had to compare it with other duplexes in the area. There hasn't been any sales to compare it with. However, there are 3 others in the area for sale and if I go by these prices, your home is probably worth in the neighborhood of $210,000 to $220,000. Here's a link where you can see the other duplexes that are for sale. Of course, the condition of you home could make these values change eithe up or down. How does your home compare to these?
