I am planning to buy a house in West Milford, NJ. How is this area in terms of flooding and snow? Anna

I am a Realtor here is West Milford, and have lived here since 1997. While we do get some more snow that some surrounding areas, it is usually quite manageable. As far as flooding, there is really only one small area near Greenwood Lake that it is a concern. I would love to help you if you are interested. Hi, Anna. I live in the Erskine Lakes area of Ringwood, a town next to West Milford. I've lived here for 30 years as a home owner and am very familiar with West Milford. I don't know where you are from, but you will find West Milfod about 5 to 7 degrees colder than Bergen County, NJ, if you are familiar with that area. Consequently you will get more snow, but it's also much cleaner and prettier to look at!. If you enjoy clean air and nature I think you will love West Milford.I really don't know of areas that flood, but make sure you get a good home inspection. Good luck in your search.

Hi Anna, I'm both Realtor and Resident of 13 years in West Milford. We do get our share of snow during the winter but I do have to say this winter we only had 1 snow storm in October 2011. The town is very good in keeping up with snow removal especially on the main roads that lead you to the highway. Sometime you will find it will be snowing in once section of West Milford and not in the other. As for flooding, we do have a very small section in West Milford that does require flood insurance. Depending on which part of Morris county / West Milford you are looking in, some areas get more show that others. There are not a lot of areas that flood, What is you time frame to purchase, and in what price range are you looking. You can certainly find these stats online. Just put in the address of the home and you should be able to see if in fact the area floods. The annual snow fall records should be there as well. I've seen many sites give me these averages and stats for where I live. Thanks and Good Luck

I'm sure you are in good hands. If I had to guess, I would say that less than 1/4 of 1% in town would be in a flood zone. Best wishes to you.

Thanks David. I have an agent (also from Weichert) but he is away at the moment. As soon as he is back, we will start coming over to see the houses.
I was concerned because I saw on some listings that flood insurance is required.
