Hi Jan,

Harbor Beach is a beautiful area and having a waterfront home with access to the ocean would be a huge plus. It's difficult to put a specific value on it. Factors like if the home is on one of the finger lakes or directly on the intra coastal, dock space and number of fixed bridges would all contribute to the value of how a waterfront home would compare to a non waterfront home. I would say a buyer would pay at least $50,000 or more to have a waterfront home with the ocean just minutes away. I live in Harbor Beach and have been selling in Harbor Beach for 30+ years. The properties on the water in Harbor Beach demand much more than $50,000 for being on the water. The amount is difficult to answer as it depends on location, waterfront footage, etc. These are not canals, they are rivers and they vary from street and location on the street. Typically the South side will demand more than the North side due to lighting. On average ONLY in Harbor Beach approximately $300,000 to $500,000 difference. Harbor Beach has more to offer than other neighborhoods in the Southeast and Northeast sections of the City. They have a Marina, Private security and Surf Club with possible beach access, which all is extra, but available.

1) Waterfront properties:
Sale Price (Low to High): $1.05M to $5.80M
Sale Price/Sq.Ft (low to high): $393 to $801
Average Sale Price: $3.37M
Average Sale Price/Sq.Ft.: $595
Median Sale Price: $3.00M
Median Sale Price/Sq.Ft.: $553
Total Sales: 11 properties

2) Non-waterfront properties:
Sale Price (Low to High): $482.5K to $1.2M
Sale Price/Sq.Ft (low to high): $160 to $329
Average Sale Price: $799.9K
Average Sale Price/Sq.Ft.: $258
Median Sale Price: $717.5K
Median Sale Price/Sq.Ft.: $265
Total sales: 8 properties

Bottom line: Harbor Beach waterfront properties are larger in size and more than double in value compared to non-waterfront properties.
