How is the South Venice area, particularly Roanoke Rd and Fundy Rd?

HI, Both streets are in South Venice. My friend lives on Fundy. It is a great street, close to the beach, park, shops, yet has more of a rural feeling. You cannot believe how many stars you can see at night. The neighborhood is friendly, when we are using the pool you can hear distant music and occasional sounds of people.
It is an area that is eclectic, prices in South Venice can be $70,000, or $500,000, or higher. It is septic and wells only, the residences keep refusing the county's offer to bring in water and sewer.

Good afternoon.

I see lots of good information below, about South Venice. Let's answer your specific question about Roanoke and Fundy.

Both of these streets are located west of highway 41, and north of Alligator in South Venice, heading towards the Gulf of Mexico.

Fundy Road is in the section that is named after the alphabet (Arcadia, Baffin, Cumberland, Devon, Everest, Fundy). Most of Fundy Road is within walking distance to Shamrock Park, and within just about 8 blocks of the Beach Ferry and Community Boat Ramp (membership is only $75, each, per year, per family).

There is one house for sale on Fundy right now: a 3 bedroom, 2 bath, 1 car garage home built in 1987, with updated kitchen (granite, stainless, etc.) asking $129,000. Most lots in this part of South Venice are either 100 or 110 feet deep, by 80 or 100 feet wide. This particular home sits on a 100X100 lot.

Roanoke is a couple blocks north east of Fundy, and not in the alphabet section. So, it's about 10 blocks to the beach ferry or boat ramp.

There is only one home for sale on Roanoke right now. It's a very new (1999) very large (2117 under air) home with a THREE car garage on a 120X100 lot, priced at $221,900.

It is not unusual to see a larger, newer home, with a 3 car garage, on an oversized priced for $200,000 or more.

I would say both Fundy and Roanoke offer a nice area, with pride of ownership, friendly neighbors, and good sized lots.

South Venice has historically been a location in which homes have been more affordably priced. To a large measure, this is because the area location does not have public water or sewer causing residents to rely on septic and wells for this service.

Depending on your location, you can easily plan on being at one of Venice's popular beaches in 5-10 minutes and shopping in about the same amount of time. Like most other locations South Venice was hit hard by the difficulties of the housing market with the average home prices being in the $80,000-$120,000 range with a few exceptions.

The neighborhoods are largely comprised of younger families and a good number of northern transplants and retirees.

There are not many places in the US where you can buy a solid single family home near the beach for such an affordable price. South Venice has a great mix of homes, currently about 60 on the market priced from $50,000-$500,000! There's a home on 1159 Fundy on the market (3/2 @ $129k with recent updates) and one on 700 Roanoake (4/2, like new for $221k). If you google map it, you can see the street views which give a good indication of the areas.

My favorite part about South Venice: The Community Center/Boat Ramp and Private Ferry, which taxis residents to their own private beach---gorgeous, secluded, and all yours.
