How can I find out if three units in Sail Habor Ft Myers have Chinese drywall.Looking to purchase a home

Ultimately, you will need to pay to have an inspection done. They might list the fact that it has defective drywall, and perhaps you can make that determination yourself by examining the property yourself. But this is an important decision, so an inspection is a must to have complete peace of mind.

When were the units built? The years Chinese drywall was used were between 2002 - 2008. There should be no concern if the units were built outside of that timeline.

Work with a buyers agent. These are the types of questions your agent will get answers to along with any other questions you will have concerning properties you are interested in.

A number of homes have not been lived in by the owners so they may not know if it has defective dry wall. If you do view a home see, if it has a strong smell or if there is corrosion around taps or shut off valves, these are not proven signs but it may be of help.
Not all homes in Sail Harbor have defective dry wall, and a number of homes have had it removed. If you are interested in a property there I strongly recommend you get a defective dry wall inspection.

Hello, Most of the time the listing agent, if they know, will disclose it and make the seller if they know, but as a Buyers Agent, I will always recommend you have a certified inspector, do the inspection. This is part of the inspections you are recommended to do and as long as you have the inspections within your inspection period, it allows you to walk away should you get a positive on the Chinese drywall.

If the agent or homeowner know the existence or past existence of defective drywall, they must disclose it. If it is unknown you can look for tell tale signs, but definitely get a home inspection. If the seller and listing agents have no knowledge, they will not disclose it. In most cases you can smell the presents of Chinese Drywall, but it is always recommended to have the home inspected for Chinese Drywall. Most Home Inspectors offer Chinese Drywall inspections.

Unless it is stated in the description or the comments that Realtors can see...there is no way to tell...besides going into the unit and looking (and smelling) for telltale signs. One other sign might be the price...if it is significantly lower than the current market price of recently sold units...it may be affected.
If you have any questions...call me...I have personally been in over 50 homes that have been constructed with defective drywall and can usually tell within minutes if there is a possibility of being affected. The only sure way is to have it professionally tested. As with all homes built during the 2002 - 2008 construction period...a "defective drywall" addendum is part of the contract package.
