Family of five moving from the Northeast to Boca

We are looking for a very family friendly preferably, gated community. We have a 2, 4 and 6 year old. We are looking to spend around $1M. Where are some great options in Boca (public school district matters)? Thanks!

Look at Boca winds and Boca falls perfect time for buying before next school year. Both of these developments have A rated elementary, middle and high schools that you can walk too. Nice area

This is a great question...but not the most important one you should be asking at the beginning of your home search.

There are many neighborhoods in Boca Raton that may interest you...but first, you should consider which real estate professional you want to work with and develop a relationship with. I moved to west boca from Australia via New York 2 yrs ago. I love it. I have a 6 yr old and a 14 yr old.
I bought a house in mission bay and its more than enough room and it was only 500k. Great schools, great people. No regrets...good luck

As a mother of a 10 and 12 year old, and a luxury real estate agent who has sold in many gated communities in Boca Raton, I must tell you that the Oaks has some wonderful homes in that price point.
The beauty of the Oaks is that is like living in a country club, but with out the country club fees. There is a beautiful clubhouse and wonderful tennis program, which is a great way to get to know other parents in the neighborhood. The community is more family friendly than most....if you go through at Halloween, the decor and the community spirit is evident. Most of all, it's a beautiful place where all the homes are newer construction....2002 and newer, with pools, upgrades, water views, impact windows,e tc. And the schools are terrific, new schools, excellent ratings!

That's my personal opinion, mother to mother...I think you will like it very much.

We came here from the northeast in 1987 and did not consider Boca even though my corporate job was in Boca. You may want to check out Parkland which borders Boca to the south. Parkland has a better selection of gated communities with land (i.e. privacy) and without the high country club fees like Boca. Forbes magazine rated the Parkland schools #1 for bang for the real estate buck and Parkland values bottomed out in October 2010 and have been stable or rising in value ever since. Most Boca neighborhhoods are still going down in value. So when you consider better neighborhoods, better schools and better resale value then .....

Yes we have plenty gated communities here. all Boca schools are A rated, i can email links to get school reports and data and school info. We have alot of activities for youths here and plenty of parks. Central Boca will have more of what you are looking for, there are not as many gated subdivisions in East boca for 1M range, West Boca has more in the $500K range but there are some larger homes at the Oaks, Isles of Boca, and a few Country Club communities with mandatory equity memberships and club dues for golf, tennis, etc,,, So tell me what your other needs are and i can prepare a list and send you a link to preview homes. Boca Raton has a great school system. Almost all of the elementary and middle schools are A rated and the High Schools are all A and B. So you really cant go wrong with any school district.
Boca also has a miriad of gated, familu oriented communities. I recommend The Oaks, Seasons, The Preserve, Boca Bath and Tennis,

There are many fine gated communities in Boca Raton. Some require you join their golf, tennis or social club. If you don"t play golf, you save quite a bit on membership fees (+-$85,000) and annual costs up to $36,000 per year. So that something to think about.

Some communities to keep in mind are Woodfield, Broken Sound, Mizner Country Club and many more.

Dear Findnikki,

I would not necessarily say that Jupiter is a better choice; just another option worth consideration. In Jupiter you will find less traffic and congestion, a healthy economy, unbelievable beach access, fantastic shopping and restaurants, wonderful schools and happy people everywhere you look. Take a peak at the link in my first response and you will get a good picture.

However, if your husband will be working in Boca and that job requires him being in the office on a daily basis I am sure he would not be to fond of the 45 minute commute and that is without traffic so Boca is probably your logical landing place. My job is to fully understand your needs, showing you the best options to meet your specific requirements and providing you answers to your questions and those that you may not ask so you can make a knowledgable decision and end oupwith a home that not only tugs at your heartstrings but also is a wise financial move.

I am also from the NE ,been here about 25 years . There are several 4 and 5 bedroom homes in gated communities in Boca . With or without pools , etc . The schools are rated 4 or 5 stars . Our school system is excellent .I'd be happy to send you some listings to check out .

Dear Findnikki,

It sounds like your children's education will be a big part of your decision making and for that you should be applauded. You will find when researching schools in Palm Beach County that three of the highest rated public systems will be in Boca Raton, Wellington and Jupiter. I am not sure how tied you are to Boca but if Jupiter is a possibility certainly worth exploration. You won't be close to the beach in Wellington but housing prices are very favorable and it too offers a high quality of life but inland a bit.

One of my favorite sites when it comes to school ratings is and if you have an iPhone check out their app which is also a fantastic tool. I love their site, use it often, and highly recommend it to my clients who are interested in finding the best schools for their children's education. GreatSchools profiles public, private and charter schools and has a great format for readers to leave comments. Besides their rating system the comment section is the best place to go to get real life feedback from children who attend the schools as well as their parents.

You might also want to check out the Florida Department of Education School accountability reports which are also a wealth of information and can be accessed with this link;

After doing your homework on-line I always recommend parents visit the school live and in person prior to making any purchasing decisions in that district and if you need assistance let me know as I would be happy to show you around. When looking for gated communities in your price range in Boca you will find that most of the opportunities will be located between the Florida Turnpike to the west and I-95 to the east. Not sure if a private country club lifestyle is in play but you have many options worth exploring.
Clearly defining your housing objectives considering size of home, number of bedrooms, how many garage spaces, size of yard required, private pool required, acceptable association fees, etc. is a great place to start.
