Does any one know anything about Providence in Las Megas zip 89166, were thinking about buying a KB home and I'm not sure about the community?

Are you dead set on a "new" home? The better values tend to be with resales.

I would be happy to discuss the market with you further and explain why people that bought in 2012 as a new home are now short selling their homes. This is compared to resales that were purchased in 2012 and are now cashing equity checks for huge appreciation gains during the same time periods.

I tell my clients if you want a new home then I will assist you getting it done but my best advice is to go with resales. Please contact me to discuss.

In addition to what Robert said above new homes tend to need landscaping, window coverings, often times they will have LID's/SID's. That is all in addition to the already overpriced price per sqft. Many times new homes don't appraise for the contract price either. Then there are further negotiations once the appraisal comes in. There is a reason builders are offering incentives like closing costs, upgrade credits etc. It is because they are not selling like they would like due to the overpricing.

KB Homes is not my favorite builder for quality construction as compared to Pulte

Providence is a great are to live. There are good deals going on in the whole zip code. DR Horton and Lennar homes have some great selections to choose from and so does richmond american and kb. I suggest you get with your agent and sit down and discuss what you want and what you can afford. Then go out and look at homes that fit your needs. If you do buy in providence just remember you will have 2 HOA's to deal with. Your agent should be able to answer all questions regarding that.

Leonard, great question! KB Home is a reputable builder with nice features. I'd say to look into the area more and make sure it meets your lifestyle needs! Many builders are offering great incentives when using their lenders to cover closing costs, SID, etc.

If a daily commute on the stop and go freeway is OK with you, and you have a car that gets decent fuel milage, this far out location might be OK, but there are so many bargain homes closer in, that are less than 5 years old

The downside of Providence at the moment (in my opinion) is the lack of nearby amenities, high association and sid fees, and all the construction that will be going on in the area for years to come. You really should have an agent to show you a few other areas for comparison and show you some resale homes, because the builders are having a hard time competing with the prices on resales, especially after you start adding up the costs of upgrades.

Hi Leonard, I have sold a few homes in Providence and like the area very much. Buying in Las Vegas right now can be a challenge. Loans are difficult and areas can be declining. I would not buy a home, new or resale, without a very experienced agent working for you. Providence is a tough area because it's so new that most every home ever sold there is up-side-down or has declined in value. I suggest that I take you on a 3 hour tour of the city and really educate you before you commit. There are better choices out there. Resale is a better value too. I know that just being able to buy brand new is appealing so I do understand. Just so you know, in my career before real estate which I began in 1996, I was a Nevada Structural Engineer for 15 years. When I "show you property", I am looking for flaws and defects. When buying a brand new home, I offer my clients Free Construction Monitoring while your home is being built. Providence is a beautiful area in the NW part of the valley. It is mostly new/newer construction there. It is close to the mountains if you like to hike. It is a bit of a drive if you work in central Las Vegas but the commute is mostly highway. There are some great builders that are building communities up there. Let me know if I can help you further.
