Have you found that there are less available Short Sales in 2012 as compared to 2011?

Yes....those who were trying the process on for size have generally realized that the banks are not giving anything away; those few properties that went through to foreclosure are selling at market pricing; short sales left on the market are either moving with the market or non salable due to damage and misuse. Buyers who decide to chase a short sale are disappointed to find out that they have to pay retail after all.

Yes, I do...there are some really great deals, short sales and motivated sellers

Yes, and again definitely yes. As you check the market you will see that short sells are a very small percentage. It is becoming a market that is neither buyers or sellers. Things are becoming neutral.
