Comments about the Wesley Chapel area and Country Walk.

Hello, I am currently stationed overseas and was recently in Tampa for a 10 day trip to do some house hunting. My wife and I are looking at buying a home in Country Walk (Wesley Chapel). I have read recently and saw first hand that this area is starting grow. If anyone has any comments for me on this area, please feel free to submit them. I just want to know how people like the area.

Country Walk is a beautiful community. The question is, do you love the house? Does is it have everything you want? If the answer is yes to both those questions than Country Walk is for you. Wesley Chapel is growing and a lot of the growth is going straight through Meadow Pointe, i.e. SR56 going through to Meadow Pointe Blvd (the same street Country Walk is located on) and SR 54 is being widened. So, in the very near future that drive through Meadow Pointe to get to the new outdoor mall, Publix, etc. will be cut in half; if not more. I think both communities (Meadow Pointe and Country Walk) are sitting pretty. Access is what makes Seven Oaks such a destination community and access is what you will have in Country Walk and Meadow Pointe in the very near future. But again, what is most you both love the home, the community, the area?

I am not sure about Country Walk but DO NOT move to Lexington Oaks! It's an HOA nightmare and you will regret it for sure!!!

I am realtor in Wesley Chapel and area is growing, it is grea family area, and the Meadow pointe area, or Country walk area is very nice as in a good school district (Wire grass high area.)..but CDD fees in Country Walk are what keep many from buying there as high for area. And are added to annual taxes when collected, plus you still have a HOA fee to pay. Not all communities have these extra expenses to deal with. But not all have the amenities of those areas either. If desire brand new home it is nice area to consider. If looking at pre existing homes there are others to consider and save money. Just depends on your need and or time frame. I also live in Lexington Oaks great amenities golf course too, but that is Wesley Chapel High area. But easier to commute from to Tampa than many other areas as right by access on to I 75 to 275 south. If building I would consider seven oaks great access to freeway, great amenities, and great schools. And all areas values are increasing again in Tampa (based on current statistics) so good time to consider to buy. Again it depends on your needs and budget. My husband is retired USAF and we relocated to Wesley Chapel from Maine. We currently live in Country Walk and cannot wait to move out. The neighborhood is 85% renter occupied with a turn over rate every 6-12 months. There are numerous foreclosures and short sales now. The few owners that do occupy their homes are reluctant to offer more than a nod because of the revolving doors. There are tremendous ongoing issues with lawn/exterior maintenace and irrigation. We were recently told that sod will not be replaced or the dead trees because the Association does not have the funds due to HOA fees not being paid by owners. Seven Oaks is overpriced and has seen declining home values. I recommend Meadow Pointe!!!

Hi John:
I will start with Wesley Chapel; it is a diverse community with numerous subdivisions that offer a variety of homes and life styles as most of the areas surrounding Tampa do. You might want to expand your search to some of the other areas as well, you have Wesley Chapel which is where Country Walk is along with dozens of other communities, Go a little west and you have Lutz, and Land o Lakes which are due north of Tampa and offer the same type homes and like subdivisions. A little west is Carrollwood and Odessa areas. All are just as close if not closer to Tampa. I have lived here with my family for 32 years and favor the Lutz area as well as Land o Lakes, much shorter time to get into town and offer so much as well. I find that prices through out all the areas are comparable along with the homes. I do not live in a subdivision, as this is our preference. (Some HOA can be challenging) Be Aware Country walk does have an HOA fee also some of the homes have a monthly maintenace fee and some also have a CDD fee added into you taxes, not all they vary. It goes for most subdivision. In some places you get allot of extra features for the extra cost. Do your homework and I do believe you will find Tampa Bay is an excellent place to call home. John, I live right down the street from Counrty Walk. I moved to this area of Florida in August 2007, I can't believe how much this town has grown in just 1 year. I absolutly love it. The school systems are great, and the people are friendly. I would recommend this area to anyone.

Hello John,

I have lived in Wesley Chapel for 15 years and have watched it grow from the cow pasture it once was to the wonderful family oriented community it has become today. I believe Country Walk is a great place to live if you don't mind the the traffic congestion. If I could suggest a community not far from Country Walk that is much more accessible to the interstate/shopping/dining and has a great elementary school, it is Seven Oaks. Hi John,

I am not a realtor, I am a home owner in Wesley Chapel and I love it here. I have seen huge growth & look forward to the new mall & hospital that will be here soon. My husband and I recently purchased vacant property to build our final home, since we love it so much we're going to stay indefinitely. I'm sure once you get here, you'll feel the same way.
You are in the service and stationed in Japan? My uncle was too, he met his wife, had 2 beautiful children, came back to the states, and now that his son has began college, he's moving back. He just loved the country & the culture.
Anyway, enough about that. I live in a community called Lexington Oaks right on the water on the golf course. It's gorgeous here. This neighborhood is located on 54 too. You should consider this community because it is on the side of 75 where the traffic is NOT congested, I-75 & 54 are very close so any commute you may need to make should be relatively easy. My team partner lives in Country Walk and is very happy there. Will you be stationed at MacDill? Your trip in and out of Country Walk could add quite a bit of time to your commute. You would either have to get onto State Road 54, which is currently a nightmare, or drive through the Meadowpointe community which is huge, and 30 mph, or go north and east, to get to Morris Bridge Road which takes you south to I-75. Be sure to do a test drive during rush hour, from any community you consider. The Wesley Chapel, New Tampa area is definitely growing. We will be experiencing lots of road work in the coming years, and probably a lot of growing pains in the meantime. But, we have some beautiful communities, many amenities, and a huge inventory to choose from at the moment!
I would be happy to help if you're not already associated with a realtor. My husband is retired from the Navy, so I understand the difficulties of finding a house from afar. Another consideration is, how long would you be in the area? Are you sure you would want to PURCHASE a home or if you'll only be here a short time, would renting make more sense. We also have a property management department, with rental properties.

We just moved from Wesley Chapel to the Mid-Atlantic due to job relocation and miss it more everyday. We lived near Counrty Walk and still have a house in the Palm Cove development just down the street. Wesley Chapel is a great area! Parks, open spaces, good schools, plenty of shopping, easy access to I-75 and the city. If you'd like more input drop me a line at and i'll give you more details about the good/bad neighborhoods, crime (i have a law enforcement background), and the skinny on the best developments/builders in the area.

John, We'd love to call you neighbor! I moved to Wesley Chapel 8 years ago from North Carolina and Have loved every minute of it! Wesley Chapel is the ideal mix of great location, low(er) taxes than neighboring Tampa and a super school system (I have a 6 year old who just entered a local elementary school), and as mentioned by my peers shopping and eating establishments. Our firm specializes in Wesley Chapel as all 10 associated call it home, including 1 in Country Walk! We don't just sell it we live it! Let me know if I can be of further assistance. Good Luck.

I've lived in Wesley Chapel for the past 6 years and I have seen and experienced the wonderful development and growth take place. There's progressive efforts for the completion on total three (3) shopping areas within a 7 mile range of Country Walk Community in the next 2 years, where two (2) of the shopping areas are due for completion by December 2008. As with anything of growth by volume in the area of housing and community services patience is a virtue and the planned benefits are expected to be well received. The community of Country Walk is beautiful and conveniently located near great schools (Elem, Middle and High) all new within the last 3 years. Also there's a new Wesley Chapel Sports Park Complex within 2 miles offering: 120 acre park, 10 ball fields, basketball courts, tennis courts, a playground and more. Currently the builders are still actively constructing new homes as well as pre-owned homes at good list prices. I am an agent located within 5 miles from County Walk Community.

The Wesley Chapel area is growing rapidly, unfortunately faster than the county can maintain the road construction improvements to handle this growth. This will be a great area with easy access to I-75 and the new mall. We work this area heavily and have seen that being East of I-75 can currently be difficult since the road improvements are slow in coming. A few clients of mine are moving out of Wesley Chapel - East of I-75, since the traffic is too much to bear at this moment.

The County has the plans for the new roads to reduce this current congestion, though due to the market downturn and a couple of major community projects, stating how much time is needed, is questionable.

Wesley Chapel has good potential and the pricing is the best in the area, though you will have to withstand the growing pains of development and the County's slow progress for the road improvements.

The side of Wesley Chapel - West of I-75 is better and Land O Lakes already has the road improvement done. The Mall is the large attraction to this area. The Mall is still under construction.

The schools here is Florida, as a whole, are under immense pressure, though Pasco county has been progressing with their plan of building new schools. This does come at the County's own pace.

Not sure if this helps and I am sure that some others will give you their respective opinion on the area.
