Castro Valley Question about property along Wilson as well as leaking underground tanks at the HIgh School

Asked by Ms. K, Castro Valley, CA Thu Sep 25, 2008

I am thinking about buying along Wilson Avenue in Castro Valley -- this is property that butts against the High School athletic softball/baseball fields. Does anyone know how undesireable this location may be as it is so close to the problems of the high school? I've noted a great deal of speeding along Wilson, however, I'm interested in what kind of noise or vandalism that happens along this area. ALSO, a "CONTAMINATED SITE" report I have states that "active or inactive leaking underground storage tanks" are in place at the High School. I'm concerned if these tanks are active and leaching hazardous contaminants into groundwater, soil or air. Any information would be most helpful. Thanks to anyone who can help or can refer me. - Kim

Hi Kim,
I lived right around the corner from the home you are describing for 7 years up until a year ago. I have 2 small children and felt it to be a safe neighborhood in terms of crime or vandalism. There is some increased traffic after school on Wilson, but no where near as much as the front of the school. Kids did cut through near the softball field, so I'm not sure how close you would be to that walk through area. Regarding the "contaminated site", seller is required to give you a disclosure which will note where and if they are active. My suggestion to you is that if you have any doubt or concerns about them leaking, to not buy this property. It will always be in the back of your mind. There is so much inventory in Castro Valley now, you have the pick of the litter. If you are not represented by an agent, feel free to contact me if you have any questions about the neighborhood or homes in Castro Valley. I have an office there and know the town very well. Good luck with your decision making. -Greg
