Buying in Livermore vs the rest of the Valley

Seems like there is s bit of bias against Livermore from other parts of the Tri-Valley. I didn't believe it when we moved here, but it's starting to get to me. While there are some fantastic deals to be had in Livermore, I wonder if the cost of those deals is too high? The commute isn't going to get better for a while, even nice neighborhoods seem to have plenty of "dumpy" houses and you really have to pick your neighborhood wisely because of the distinct variance in school quality.

So, I guess my question is, other than getting a nicer house for less money, why buy in Livermore?

Hi Beachboy,

Livermore is a very nice area. The downtown area is pretty and I enjoy walking there when we go to the restaurants which is almost every weekend. Have you been to the art and wine festival they have there. All I can say is WOW! There are plenty of wineries in Livermore. Last night I was looking through the Livermore Independant magazine and was surprised to see that there are more than 50 wineries in Livermore. It always seems like there is plenty to do there. I have several friends who live in Livermore and they are very happy there.

I just moved to Livermore after spending most of my life in Fremont. I don't know why I waited so long! It has a wonderful feeling of community. I love the downtown area and all of the parks and open spaces. I do believe it will be the next Napa. The Chamber is doing a great job. Almost any day of the week presents you with great opportunities to enjoy the community. The Tuesday Tunes, Thursday Farmers Market, Bankhead Theater, Wine Festival and tons of other activities and so much more make living here really enjoyable. Things seem a little slower and people actually come out of their houses and talk to their neighbors. We had an old fashioned block party for the 4th. of July that reminded me of what Fremont was like when I was a kid. The commute just requires a little planning. I commute to Blackhawk. I never get on the freeway and it takes me 25 minutes. My husband is commuting back to Fremont. He leaves early, but says it takes him 30 minutes. If you have any flex in your timing, the commute is not bad. When 84 is finished it will make a big difference. Also, it's not that far to BART and the ACE train is a benefit as well. Every neighborhood in Fremont had houses that were not maintained so well, even up in the million dollar plus areas. Livermore has some to, but not out of proportion to what I've seen in other areas. My son saw how much we enjoy it and now he just moved here as well.

Your question reminds me of my home purchase in 1976. I couldn't afford to buy anything in Castro Valley or Fremont so I HAD to purchase in "the sticks" (Pleasanton). Hey, maybe Tracy is the next Ruby Hills!! The only problem I have with Livermore is that they should have been promoting themselves as a wine destination years and years and years ago. Some of those wineries have been out there for well over 100 years. I say stay there and the rest of the world will catch up to what you already know. Best wishes to you.

Livermore is a great community with great future outlook. There has been tremendous amount of effort placed to revitalize the Downtown. Livermore is working very hard to promote its wineries and become Napa of the East Bay and is doing a very good job at it. BART extension will eventually arrive at Livermore making the commute to town more practical. Expansion of 84 is on the way and that will greatly improve the commute to the South Bay and Fremont. The only thing that is currently burdening Livermore is 580 bottleneck. Property values are much more affordable in Livermore than the rest of the valley….perhaps it would be a smart move to buy in Livermore now and let the time take the city and your house value to a higher ground. All you have to come to term with is whether you can live with a longer commute that is if you work outside of Livermore?

Dear Beachboy:

WOW, who are you listening too? Come on 'dumpy areas' please name three cities here in the Tri-Valley that don't have a neighborhood or few which might be less desirable than another? You need to take a closer look.

On behalf of all LIVERMORE - this town is a wonderful Healthy and Diversified community which calls home to some prestine romantic and elegant estates, and also provides affordable opportunities for new families starting out.

I wouldn't live anywhere else! And to dignify the short sighted views of someone to look down their nose from a sister city is painfully narrow minded.

Give Livermore a chance - I've found character in it's residents, compassion in it's organizations, hope from the educators, and faith from it's spokespersons - Livermore is a brilliant town and so are the thousands of residents who are proud to call it HOME.

Thank you ladies,

We also enjoy downtown Livermore. And we had a good time at the recent wine festival.

That said, I don't think everyone who recognizes the issues Livermore faces is necessarily looking down on the town (although too many do). When making an 800k decision on a home a community should be looked at through a microscope and dissected for it's good and bad.

Regardless of all that I've found an interesting Phenomenon when researching Livermore. Longtime Livermore residents wouldn't live anywhere else and many Tri-Valley residents won't even consider it.. Thus my question since it's always easier to see the negatives from the outside instead of the positives.
