Building new home in old subdivision of North Irving.

Asked by Harris, Irving, TX Sat Nov 8, 2008

I am planning to build my 3300 sq.ft. 2-story home by the intersection of Walnut Hill & Esters near 161. The small subdivision has homes about 30 yrs old with only a few 2-story homes. There are 3 new homes neighboring my lot. As far as I know the home values are 150-300K in the subdivision. Even though Irving is highly desirable Im not certain if I should build on this lot considering resale. Im yet to get bids from builders but total cost should be 290-330K. Please advise me if its a good choice to build here or not even though Im saving money here.

Thanks n here is the map to the lot.…

Although the location "Northridge" is desirable, I think you will be overbuilding for the area. You never want to own the biggest house or the most expensive house in your neighborhood.

I work with an excellent builder in that area, look me up I'm the servant! You don't have enough info yet! $150-$300k is too big of a range. You need to know sold comps for the closest kinds of properties to yours in that neighborhood. No I do not think you'd be overbuilding. It all depends on how much you have to pay the builder and what price you acquired the lot at. best of luck

Thanks about the buyers agent advice! Anyone have direct advice from their knowledge?

Your best bet is to find a buyers agent to represent you in the process. If you have already entered into an agreement to purchase with a developer/builder, this may not be possible.
