Besides the MLS, open houses, flyers on the front lawn, and posts on Trulia, Redfin, or Zillow, what should an agent do to market my house properly?

If you already have a Listing Agent contracted, HomeOwner, that is where this question needs to be directed, IMHO. Pricing usually comes into play at some point as well. Good Luck!

Assuming you have an Agent working with you, I would ask the Agent for a marketing plan.

A good agent will let the social media take first place in their marketing plan.

A great agent will work the social media along with old school salesmanship.

My business model is to call at least the 50 closest neighbors on the listed home to see if they know who wants to move into your neighborhood. A significant number of properties are sold to neighbors or people the neighbors know. The web posting is mostly done automatically by the MLS where the agent lists the property.

Besides the basics you should ask for professional digital pictures, virtual tours, and video tour of your home and ask to have your property marketed on social media sites. Pictures speak thousand words, if they are not good, people won't want to see your home. Of course, the property has to be priced well, otherwise no amount of marketing will be enough.

Trulia, and Zillow are private companies that pull information from the MLS, and tax records and publish it on their site.

Redfin, is actually a real estate sales agency... just like any other agency... (Like Coldwell Banker, Re/Max, Century 21)... and their website, pulls their information from the MLS.

Talk to several agents, and ask them what they offer beyond the basics. Different agents can offer different marketing plans, even within the same agency.

That is the basics that everybody does. However, how it's done makes a big difference. Almost all home sales start with an internet search. So your home has to look great online. Staging tips before listing, professional photography, virtual tours, accurate description, etc all lead to more activity when presented online.

There is a lot of agent to agent info that gets passed along behind the scenes too. We do lots of word of mouth marketing. If we bump into an old friend that lives in a neighbohood where we have a listing, we tell them to tell their friends about our listing. We also have a lot of agent to agent conversation. Each agent has buyers looking for different areas and features.

Lastly, we do open houses with craigslist marketing, posts on our Facebook Page, a blog, Twitter, and any social network marketing we can.
