Your simple answer for say 1 yr loan, would be with a hard money lender. Traditional Hard money lender wants to be at 55% LTV . However we do have one investor that will go to 75%. However you will pay 12%, not when that really matters for short term, and about 4 points. 99% equity underwriting.

We are direct hard money lenders in So. Calif.

Correct, Jacqueline is dead on! It's not all bad, as many of my Canadian friend enjoy Canada also...and their health care system. So to buy now and be able to stay in the states for 6 months out if the year is the 'worst case scenario'!

One of my sales went to three Canadian families, as they ALL use it as their personal time share and it makes buying a home in Santa Barbara very affordable.

Best of travels,

There are, in some locations, "voluntary home owner associations." Owners are not mandated to join, or pay fees. There are weakly enforced rules that exist in the best interest of the community but there is very little in the form of enforcement.

Your situation sounds like it could be one of these arrangements.

If this is the case, we suggest requesting copies of the association rules and by laws so you will know what guidelines you are NOT following....

Good luck,
