If you look at Standard and Poors Case Shiller Index of housing values for the Greater Charlotte area,
the index value in November 2008 was 125.61. in September 2013, the value was 124.85, about 0.7% lower. However, taking a single month is not as objective as an averaged value. For example the Dec 2008 value was 122.37, but the averaged value was 130.38. When comparing the 130.38 average 2008 values with the 120.78 average 2013 values, we are down about 7.9%. Kecha, You say in your question "the realtor". Is that the sellers realtor or your realtor? A real estate agent is responsible for their clients best interest. Therefore, if you ask the sellers agent then of course they would tell you the listing price is the "realistic price" but if you obtained a realtor to represent you then they could run the comps and help you determine the fair market value for that home. I would recommend contacting a local realtor to assist you with your home purchase.
