Regarding your rights as a landlord, you should become educated on the tenant/landlord regulations for your community and state regulations. In FL there is a large section of state statutes governing leases, tenant rights, notifications required by landlords, etc. Texas appears to have similar statutes.

You should also become familiar with federal fair housing laws before you advertise a rental, start the interview process with prospective tenants.

Once you have the above information it should be easier for you to make a decision on becoming a landlord or not.

The best thing for you to do is to work exclusively with a Realtor. They will have access to showing you properties but you must be pre-approved first. Most listing agents won't show you if you are not pre-approved, plus if you like the house you need to represented. ... more

Pick any 1 Realtor and work with them only. Also, make sure they have section 8 experience. Many do not and many do not work section 8 housing. Finding section 8 housing is hard and time consuming so make sure your loyal to your Realtor.
