There are no monthly lease fees in order to sublease the land. The lease was good initially for 50 years with a renewal of 49 for a total of 99 years. That was about 15 years ago.

this property is currently pending. Homes in that area have their own well and septic. And most use propane for heating/cooking. There are no HOA's . Currently , most residents in that area have internet through a company that uses one residence as its point of reference and can get service to many residences. Or satellite service is used.
Are you interested in rural property in the Carson Valley area? I have a long history of rural lifestyle and my real estate work centers a lot on helping to sell or purchase rural properties. Let me know if you would like updated listings similar to this one.

If you mean how to sell a property in foreclosure ... a short sale ... there are several short sale qualified agent that can help you. We are certified and would be happy to help yu.

If you are referring to the purchase of a foreclosed property ... again ... we'd be happy to help you. All foreclosure homes are listed in MLS once the title is perfected and they are released for sale. If you have specific properties that you are interested in let us know. If they aren't in MLS (Multiple Listing Service) yet we will help you figure out what stage they are in and when they will be available for purchase.

Trulia, Realtor, and other sites all use either Sq/Ft OR Sq/Ft AND Acres.

Sq/ft is common and preferred when looking at Residential Real Estate; to measure anything residential you'll need to measure it in Sq/Ft first, then convert that to a percent of Acres... it just doesn't make sense, unless it's more than an Acre; Acres are common with land sales.

Have you purchased a home, yourself? Can I ask why you prefer Acres of Sq/Ft?

Home is on a 99 yr leased land, because it has been built on the Indian Reservation. So, YES, there is a Deed Restriction. This particular home already has a "Sale Pending" status, but, to answer your question, in this particular area, all homes have a monthly association fees which cover water & sewer. They do not go up or down due to people moving out, for as per NV Revised Statutes all associations must have an adequate money reserve to cover any shortages. And, if it is a Bank Owned property, then, either the bank will pay any late charges or they will negotiate with a new buyer to pick up these fees as part of a closing cost. Gas & Electricity are separate charges and are not shared among the owners of the association.
