It is very hard to say what your home is worth without looking at it. Or at least the street address to pul some comps! You want to be sure to ask fair market price because that is all the market will allow at this time. We are in a buyers market now so it would seem they have the upper hand.
On the other hand you want to know you are getting the best sale you can from your home.
There are factors that affect the sale of your home and they are condition, location, price.
New roof and new septic are a plus too. Not everyone looks at the pool as a postive. Some have small children and would find it a hassle . Or older folks that do not want the upkeep .
I would be happy to help with comps in the area. Or come look and do a CMA for you. Then you would know where your home is price wise. And you can decide from there what you would like to do.
