Every situation is different thats why I would need to be informed of all of the particulars. You are not neccesary getting any incorrect information in the answers you are getting. They just may not pertain to anything your dealing with. There is not a Lender out there today that I know of that will accept a "Subject to" appraisal. "As-Is" ONLY. And there are very few Lenders that would allow Holdbacks to have any work completed. It really will depend on how the appraiser handles the additions and how it's worded in his report. You will want to make sure to get your "ducks in a row". You will need to get pre qualified and figure out your purchase power. Hopefully you have two years work history in the same industry & your inconme is documented. In addition, depending on the loan program - you might want to educate yourself on loan products. For Example: If you are going FHA - You might want to reconsider moving your purchase date. Effective June 3, 2013 FHA is requiring Mortgage Insurance for the term of the loan which makes it a very expensive proposition!

The tax rolls show it to be a three bedroom, 2 bath, 1684 square foot home on a 11,250 square foot lot.

The MLS listing has six bedrooms, 2 baths, 2100 square feet.

This could be an indication that an addition has been done without permits. 416 square feet (the difference between tax and listing) would be adequate for as many as four small (10 x 10) bedrooms. This bears verifying before submitting an offer.

This doesn't appear to be a real listing. The original post using postlets is no longer available. I hate to say it, but anyone can post listings on Trulia now and it has the same problems as Craigslist. No authentication of the person who posts the listing.

2 issues with this post. No phone # and an unbelievably low price. If you see listings with these issues, RUN! They are posted by scammers and you're wasting your time and possibly your money.

A rental in Garden Grove will be at least $1,500 per month for something small. Homes start around $1,800 and go up from there. You're not going to find anything cheaper than that in this market.

The good news here is that this is a gated community. I lived in Garden grove for almost 14 years but always told people I lived in West Garden Grove. I drew a 1.5 mile circle around this property and looked for 2 bedroom 2 bath homes of at least 1200 square feet. There are six within that circle just south of this townhome.

I would be interested in finding out what it is for which you're looking. I'd love to help you find your next home and help steer you clear of possible pitfalls. I'm located here in Huntington Beach.
