I think you are thinking about the old tax rules.

Under current tax law if it qualified as a personal residence (2 of last 5 years) ... then it doesn't matter what you do with the $ ... the first $250,000 in gains are not taxed ($500,000 if married filing joint).

If it was an investment property with a gain ... then you could do a 1031 like kind exchange to avoid taxes, as long as you invest the gains in a similar type investment property.

No one can predict that. People with kids tend to want to be settled by the time school starts in the fall so you're competing in the highest volume season. In most areas, sales tend to slow down towards the end of the year so if you can delay until closer to the end of year holidays, you might find the market a bit less competitive.

The thing is, though, the current conditions can't change until inventory levels rise and that's not an easy thing to fix. The way I see it is this: You've got your "starter home people" who are ready to upgrade to something larger. They can't find homes because the "something larger" folks don't want to sell until they find their upgrades. They can't find houses either so they aren't selling. So we just get stuck in this cycle of not having enough people actively selling because they have nowhere else to go.
