It really all depends on where you are looking to buy your home after you sell.

I can only comment on the homes that I have helped my buyers buy and in Gaithersburg and Germantown, I would say better than 60% of my buyers have been able to get 3% closing help from the seller.

Usually, sellers who have homes that are new on the market (first 15-30 days) will not give the buyers any closing help because the sellers may have multiple offers. Of the buyers I was able to get a full 3% closing help, the homes were on the market for more then a month.

You don't need to. Our standard contracts give a buyer a diligence period in which the buyer may terminate for any or no reason whatsoever. simply tell your agent you want out and want to terminate the contract. You'll lose your diligence fee and any money you may have spent with your lender or inspectors and that's it. I see you posted this over a year ago at which time I commented then. I hope you had success in your Short Sale. For those who are still on the fence about doing a Short Sale, let me assure you that it's not your fault you are in this situation. So, the guilt and sense of doing something wrong should fall by the wayside. Plenty of good, moral, and ethical people have gone through this process and did so as a business decision so that they can get their life back on track.

I am partnered with Signature Settlements who is outstanding at managing Short Sales for Realtors. They have handled all my Short Sales (can't tell you how many since there were so many) and we even managed to have several clients walk away with not just $3k through the HARP program but also another client walked away with over $20k since their loan was with Bank of America and this lender was ordered by the government to reimburse clients for the money they dishonestly took from them.
