The first thing we would have to do is determine the value of your house, how quickly houses in your neighborhood sell and how much you would net from the sale. Once we know those things we can decide a good time to put your current house on the market. The next step would be starting the process of looking for your next house which might take us some time because you want to pick a house you like and one that fits your preferences to the greatest extent. There are many different ways to get to the final point and I would love to meet sometimes and discuss all the different options available to you.

If you are not looking for FHA there are other options available to you that require less than 20% down. There are conventional loan options that only require 5% and 10% down. This may be a great route to take considering your situation. The best thing for you to do is to speak with a knowledgeable lender to see if you can get started on financing a new home. Hi Lauren. Federal fair housing laws prohibit real estate licensees from answering this question specifically. However, I can assure you that an adequate number of houses of worship representing faiths of all types are within a reasonable distance.

Also, there are numerous homes for sale in the Gaithersburg area and your best bet is to search Google and find a house of worship in the area that fulfills your needs and is within a reasonable distance of your target property.

I see you posted this over a year ago at which time I commented then. I hope you had success in your Short Sale. For those who are still on the fence about doing a Short Sale, let me assure you that it's not your fault you are in this situation. So, the guilt and sense of doing something wrong should fall by the wayside. Plenty of good, moral, and ethical people have gone through this process and did so as a business decision so that they can get their life back on track.

I am partnered with Signature Settlements who is outstanding at managing Short Sales for Realtors. They have handled all my Short Sales (can't tell you how many since there were so many) and we even managed to have several clients walk away with not just $3k through the HARP program but also another client walked away with over $20k since their loan was with Bank of America and this lender was ordered by the government to reimburse clients for the money they dishonestly took from them.

So, if I can be of any assistance to anyone who is looking to sell short of their loan balance, I welcome the opportunity to assist you. Although the process is no fun, I can assure you that my team and I minimize the stress and anxiety through our experience with the process.
