IFYOU ARE OVER 50 YR YOU KNOW HOUSES ARE NOT BUILT AS WELL TODAY. TO GET THAT TYPE OF CONSTRUCTION GO FOR A CUSTOM HOME AND PREPARE TO SPEND$ 800,000 AND UP. I JUST BOUGHT AN AUSTON RIDGE HOME AND I LOVE IT. YES, THERE WERE SOME IMPORTANT ISSUES IN ELEC/CONSTRUCTION,BUY I DID MY HOMEWORK AND WAS ABLE TO TALK KNOWLEDGEABLY TO BUILDER AND GOT GOOD RESULTS. A GOOD HOME INSPECTOR, ASK MANY QUESTIONS, REALLY SEE NOT JUST LOOK AND CHECK AND LEARN FROM INTERNET. A KNOWLEDGEABLE CONSUMER GETS A GOOD PRODUCT. DON'TBE TAKEN IN BY CHARMING MODELS AND FANCY ADDITIONS. THINK IN TERMS OF STRUCTURE, ROOF, UTILITIES, PLUMB, GRADING AND 40TY YEARS DOWN THE ROAD. IF YOU'RE DOWNSIZING THINK HANDICAPPED, AS WALKERS AND WHEELCHAIRS. IT TOOK ME 2 1/2 YRS TO FIND MY DREAM HOUSE THAT ACCOMADATES ME AND MY WHEEL CHAIR. GOOD LUCK. HOE TO SEE YOU AS MY NEIGHBOR SOON.

Active contingent is when a home seller has received an offer from a buyer, but the buyer needs to meet certain conditions before the sale can be finalized. These conditions may include a home inspection or getting approval on a mortgage loan.

You could submit a backup offer in case buyer 1 does not complete the sale for any reason, you would be next in line. You will need to find a lender and get a pre approval letter before doing this. You can find a reputable lender and get a pre approval quickly at sites like The Lenders Network.

Good luck!

Doris,
Someone might, but not many. Those that would would either be doing you a huge favor or have ulterior motives. Ulterior motives would be more common, so be very careful if you find this option.
Even someone doing you a favor would need to have protection for them in terms of high rate, fees, equity and a quick trigger finger if you fall behind.
I'd discourage you from putting your time and energy into this and encourage you to getting your credit issues resolved. Credit repair, budgeting and changing whatever issues caused your bad credit will pay dividends for years into the future, so please take this road first. You'll be better off in the long run.

A big part of the reason in my opinion may be the uncertainity of where the outer loop around Raleigh....I-540 ..will be actually running. There are several projected routes and until that is totally determined, there will be some concern on the part of buyers. What I can tell you is that Fuquay Varina is a nice area and is growing rapidly. ... more

xraindancer,
This listing is an Auction, so for starters the price is not realistic. The odds are very low that a bank would even consider anything other than a clean purchase. Banks don't want to own real estate, they need to liquidate it and turn it back into money to loan on good mortgages.
Get a local agent to show you some homes and consider other options for your property.

The corridor which was originally laid out is closer to parallelling Hwy 1010 (which we just call TenTen in the area). No decision as he noted, but both Mayors of Holly Springs and Fuquay have banded together on the original route, land is already bought or spoken for by DOT - of which most all of it was farm or undeveloped land, very few established homes were sold, and no new communities. Believe me as home-owners, we looked into it. But to answer the question, of why homes are coming up for sale.
It's the fact that for the Bentcreek neighborhood, I particularly had to take a job in DC, and I need to sell my house. Another couple bought a fixer up house in Sanford (closer to his job) that could accommodate their ailing mother (alsheimers), getting their house ready to sell. Yet another couple has kids going to college and would like to sell their house in the next couple years to move closer to his job and just downsize. A couple sold their home a year ago to move into a bigger house - the teenage kids were outgrowing the Bentcreek house. We have one foreclosure going on in Bentcreek, because the family had to take a job in New Jersey, when he got laid off and the company bellied up.
Hey - we're getting old and life happens. Take advantage of it........

Before the Labrador retriever came to dominate the scene, the American Pit Bull Terrier/American Stafordshire Terrier was the most popular dog in the United States. It's such a shame that they get such a bad rap.

If you like that type of dog, you really should consider getting an American Bulldog. They are in the same general family but a lot gentler (unless you decide to get a male and not neuter him) and more even tempered. There's half a size bigger too - which may or may not be a deal breaker.

Don't get one from a pet store though - go to a reputable breeder. My wife and I got one that we fell in love with at the pet store when just stopping in for date night. One year later the dog died from some form of genetic kidney cancer. Neither of us ever cried so much in our lives. A good breeder with good blood lines will help avoid such emotionally traumatic experiences.
