DON'TBE TAKEN IN BY CHARMING MODELS AND FANCY ADDITIONS. THINK IN TERMS OF STRUCTURE, ROOF, UTILITIES, PLUMB, GRADING AND 40TY YEARS DOWN THE ROAD. IF YOU'RE DOWNSIZING THINK HANDICAPPED, AS WALKERS AND WHEELCHAIRS. IT TOOK ME 2 1/2 YRS TO FIND MY DREAM HOUSE THAT ACCOMADATES ME AND MY WHEEL CHAIR. GOOD LUCK. HOE TO SEE YOU AS MY NEIGHBOR SOON.

Active contingent is when a home seller has received an offer from a buyer, but the buyer needs to meet certain conditions before the sale can be finalized. These conditions may include a home inspection or getting approval on a mortgage loan.

You could submit a backup offer in case buyer 1 does not complete the sale for any reason, you would be next in line. You will need to find a lender and get a pre approval letter before doing this. You can find a reputable lender and get a pre approval quickly at sites like The Lenders Network.

Even someone doing you a favor would need to have protection for them in terms of high rate, fees, equity and a quick trigger finger if you fall behind.
I'd discourage you from putting your time and energy into this and encourage you to getting your credit issues resolved. Credit repair, budgeting and changing whatever issues caused your bad credit will pay dividends for years into the future, so please take this road first. You'll be better off in the long run.

If home is outside city limits there will only be county but then they will have services not included like trash and water to incur separately. I am a single women and within a 1 to 5 mile radius I have more than enough stores, supermarkets, healthcare providers etc etc. I moved from NY and I must say NC is beautiful. I did not make the wrong decision. I wish you luck and I hope you will love your new home if you decide to make the purchase. I am a local real estate agent and I can confidently say Stanton Homes builds a quality home. I've had several clients build a home with them. They are very detail oriented and will present a comprehensive estimate for building a home. Many other builders will only give you half of what Stanton Homes will provide. So no surprises with them.

They have worked with several clients needing special accommodations because of disabilities, etc. So they are experienced with designing and building with these concerns in mind.

We love N.C.and the area in which we live.The Sunset Lake Community is a wonderful place to live and raise family,casul Southern living in a sofisticated, convivual, atmosphere. It offers beauty and nature, with large lots and elegant homes and is in the 27526 area .Appoxometly 140 homes sorround 115 acre Sunset Lake, the boathouse. dock, sunning/fishimg platforms, scenic dam and waterfall and a large beautiful clubhouse owmed by the home ownwers and always avaliable for Adult and children activities. Several of our neighbors were drawn to the area from LA and Orange County!

Of interest Sunset Lake is nearly as old as our our Country, older than California! .The lake was established in 1822 and is known as the most beautiful lake in Wake County and if fact once supplied water to the city of Raleigh.

The Sunset Lake community provides all the anemities to call it self a private resort but is within 30 minutes of Raleigh, Research Traingle Park and 45 Minutes of Durham (Duke), Chapel Hill (UNC). Of course the mighty Wolfpack of NC State University is in our backyard just 20 minutes away.

In addition to all the above, my home in this fabulos community is offered at less than half the price of equal facilities in Calififarnia. I am not comparing to Rodeo drive either!! Due to Family needs and Father Time we are moving to be near family and a precious new Grand Daughter!

I imagine that you have figured this out by now, but just in case I wanted to share my recommendation with you. I am a big believer that it is always in your best interest to speak with at least two mortgage brokers. This will best enable you to compare loan products and thier fees. There is also the possibility that one of the mortgage companies may have the perfect loan type for you and if you don't take the time to speak with them, then you may miss it a great option. I also believe that if you have an experienced Buyer's Agent they will help guide you to the right people and also make some suggestions for you based on their past experiences. You are not allowed to be denied a mortgage based on age. However, you must meet all legal criteria for the loan such as income, debt ratios and credit scores. A great buyers agent can help you navigate through this process! I live right here in Fuquay if you have questions and would like to meet.

Just thought that I would check back in and see if you had made your move or are still in the planning stages. If you are still looking I think a spring visit would be a great idea. You could take a break from the cold northern weather and you could see how pretty Fuquay Varina looks in the Spring! We should be having green peaking up with inthe next few weeks.

I agree with the other answers, but there are other things to consider. Do you understand why the house has been on the market for 3 years and hasn't sold? Maybe the area is overbuilt and there is nothing wrong with the house, but maybe there is something specific to this house -- maybe a bad floor plan. You should think about resale -- will you be able to sell this house in a reasonable time period if you you need to? A buyer's agent should have some insight into why this house hasn't sold and can keep you from making a costly mistake.

How much a builder will discount also depends on whether it is a small local builder or a national company. Sometimes publically-traded companies like Pulte or Hovnanian are trying to meet sales targets at the end of a quarter or end of a year and are willing to give bigger discounts then. Smaller builders can't do that.

I agree with both agents comments below. I was born and raised in the Garner Area and feel that the Cleveland/Garner area have a ton to offer, especially where schools are concerned. I am not sure which builder you are speaking of in Adams Point but I know 3 that are currently building out there in your price range that I would HIGHLY recommend. Good Luck! ... more
