When we moved from N. J to NC 18 years ago I exployed several office spaces to give me an excuse to return often. I have returned ONCE, for a corporate retirement function, soon after the move an d haven't been back since. We love N.C.and the area in which we live.The Sunset Lake Community is a wonderful place to live and raise family,casul Southern living in a sofisticated, convivual, atmosphere. It offers beauty and nature, with large lots and elegant homes and is in the 27526 area .Appoxometly 140 homes sorround 115 acre Sunset Lake, the boathouse. dock, sunning/fishimg platforms, scenic dam and waterfall and a large beautiful clubhouse owmed by the home ownwers and always avaliable for Adult and children activities. Several of our neighbors were drawn to the area from LA and Orange County!
Of interest Sunset Lake is nearly as old as our our Country, older than California! .The lake was established in 1822 and is known as the most beautiful lake in Wake County and if fact once supplied water to the city of Raleigh.
The Sunset Lake community provides all the anemities to call it self a private resort but is within 30 minutes of Raleigh, Research Traingle Park and 45 Minutes of Durham (Duke), Chapel Hill (UNC). Of course the mighty Wolfpack of NC State University is in our backyard just 20 minutes away.
In addition to all the above, my home in this fabulos community is offered at less than half the price of equal facilities in Calififarnia. I am not comparing to Rodeo drive either!! Due to Family needs and Father Time we are moving to be near family and a precious new Grand Daughter!

Don't be afraid to talk to your prospective landlord about your past eviction. Sometimes there are reasons beyond our control that lead to an eviction, and some landlords will be sympathetic if you openly discuss the circumstances leading up to your eviction.... more
FHA Lenders have expanded their guidelines, please read below.
Borrowers with credit scores of 580 or less would have to put 10 percent down in cash in order to qualify for an FHA loan. (This may not hurt that many people, since few lenders will even grant a loan to borrowers with a credit score of 580 or less at the moment, even though FHA permits it.)

You should speak with a mortgage professional regarding what you would qualify for (and when). It often takes 7-years or longer to have the bankrupcy erased from your credit report, however you should make every effort to improve your credit score before attempting to purchase a home. Most conventional loans require a 700+ credit score, FHA 650+ to qualify. Keeping your debt to income ratio is also very important...
In general you will need 3 1.2% minimum downpayment for FHA and 5% for conventional

Most certainly you would need a mold test. Even if you did not get flooded in this moist season for a home to sit with no climate control you would want the peace of mind. Besides if it is a flood home the buyer's agent (if any good) is going to suggest a mold test to any potential buyers. This way if it is done and clear your agent can use that in the marketing to put any buyer's minds at ease.
