We are looking very seriously for direct lakefront property. I have written off PECKS LAKE (and most of Lake George) for taxes ALONE. Think about it: they could GIVE you the house and you would be paying those exorbitant taxes FOREVER. Also, they woul;d go up every year. Almost guaranteed. THAT is why there is so much for sale on PECKS and also why sellers have had to drop their asking price below what they paid. Resale value needs to take into account whether or not you could ever resell it. The appraisal is merely an insurance estimate of cost to rebuild it, with a land value tossed in, Not very meaningful, unless you are a tax assessor looking to jack up taxes. ... more

I spent 30 minutes on the phone to cancel my account because there was no way for me to do it online. They had the audacity to charge me for another 3 months for service I won't receive. Buyer beware of their stupid contracts! I had previously purchased their Market snapshot which provides unreliable data to be sent to my prospect base. I tried to cancel that after a few months and they wouldn't let me out of their contract. They agreed to cancel it only if I extended my CRM contract with them for another 6 months. It has been an entirely worthless waste of nearly $1000 for me. They lock you into a contract because their product sucks and are afraid to lose you once you find out how worthless it is. ... more

I have a good relationship with a local Realtor and if she brings me a deal on an REO property on which she happens to be the listing agent, I don't go get a different agent just to have my own buyer's agent. ... more

Zillow allows For Sale by Owner free. Trulia only allows listings directly from real estate agents. However, you can list with www.fizber.com, mlsforowners.com, etc. and they will post your listing to Trulia for a fee. Realtors pay the websites a monthly subscription fee to advertise so maybe that's why you are getting phone calls? ... more

Unfortunately it's impossible for any of us here on Trulia to know what type of loan you have or its terms and conditions. You'll have to read your documents. Consider calling your lender (loan officer) too, as they should be able to provide assistance. If you still have questions or need help, consult an attorney. Better to spend a few bucks for a consultation fee than pay big bucks for a mistake!

Hi Alison, I just saw your question, sorry so delayed. I'm a local broker in Caroga Lake. I'd say yes! Our market is down IMHO and sellers want to sell, lots of good deal. Caroga Lake is in the Southern Adirondacks with lots to do year round. Saratoga Springs is about 35min away. There's a good rental market also.
