A community normally has a variety of sizes of homes, not to drastic in change, but some difference none the less.

No one can tell you the chances of the bank agreeing or coming after you. I would suggest open communication with the bank and being constantly informed of your status. They usually will look at your overall financial situation as well as your hardship reason before deciding approving the short sale or not. You should have a very strong hardship reason.

Take care!

For a simplified answer....
Nearly ANY home in Frisco right now is an easy "lease". There is such limited availability that you may even have multiple offers. the actual rent per sf (as others stated) would depend upon a particular neighborhood and the sales price of the home, as Frisco is vastly different depending upon the location and subdivision.

Contact me directly if I can provide more of a customized response to your needs!

If the property has already been "permitted" by the city, probably not, if so, the builder may charge a fee if they are willing to make changes.

Having gone through something similar a number of years ago, my suggestion is to have your current broker contact your previous broker regarding the commissions owed to you. If that fails, you may be able to submit a complaint through your local Board of Realtors for mediation. Whatever communication you have with your previous broker from here on out, do in writing and document everything. Good luck. ... more

The best way to find this is to find "comparable properties" just outside of your neighborhood. Afterall, a buyer isn't going to look "just" in your neighborhood. In a perfect world, they would all be within a one-mile radius but that doesn't always happen. We need to look at similar properties and the "average price per sf" (not just the sf alone) then make adjustments as needed. If it's still questionable, or you have installed dramatic updates while living there, I "always" suggest getting an appraisal. This way, you know up-front what to prepare for (and not run in to problems later)..and you also don't shoot yourself in the foot and price too low! ;-)

Feel free to contact me if I can supply this information for you or simply to answer any questions that you may have.

Many people fall in love with the Trails...
The great location with such easy access to Dallas Parkway, along with rolling landscaping, trees and of course exemplary-rated schools make it a favorite for most people when considering buying in Frisco. (Beware! Homes move pretty quickly in the Trails so don't wait to submit an offer if you like a home there).

See updated availability of all homes for sale in The Trails here:

Hey TouchCookie--

The answers that you have received are very good ones. Please heed the advice of speaking to a Realtor before making a decision. A good agent is going to be your consultant, not your "yes man/woman". All builders are not created equal, nor are real estate agents. I would love to speak to you further. Please take a moment to review my profile. I look forward to discussing your situation in further detail. ... more

A legal procedure whereby property pledged as security for a debt is sold to pay the defaulted debt. Foreclosure gives a lender the right to sell property that was pledged for a debt.

A foreclosure remains on your credit report for 7 years, but its impact to your FICO score will lessen over time.
