Are you wanting to buy or lease?
If the property is for lease you may have a restriction from the current owner.

Some builders won't budge off their list price, and some builders will offer deep discounts. That's where having a local Realtor who's worked with that particular developer before, comes in very handy.

Builders don't like to offer discounts, because some of their buyers have paid full price, and if they find out that someone else got a discount, it ticks-them-off. But sometimes they're willing to offer free upgrades instead of discounts... such as free granite counters, hardwood floors, or washer and dryer. Those incentives don't show up on the public record, and thereby don't upset previous buyers.

Let me add that if the party occupying the property is in fact renting they actually have more rights in terms of "squatting" potential than if the actual homeowner was occupying the property. In other words, were the owner still occupying the property an eviction of the premises is usually done within 2-4 weeks.If we are talking about a renter, the bank will have to take additional steps to process the eviction and serve additional notices. For all intensive purposes however, it's best you try and contact a tenant assistance hotline in your area to make sure you are properly versed on your rights. ... more
