Your question is a little confusing to me: Safety is really not an issue with the safeguards in place with Licensed Reators, Escrow Agents, Title Companies and State and Federal regulations. When you say "Bank Own" do you mean that a Bank owns the property, as in a Forclosure, or did you mean to say "Bank Loan"? If it is Bank Owned it will take a little longer, but your Realtor can guide you through the maze. If you meant "Bank Loan", that would simply mean that you are borrowing part of the money. Again, see a qualified Agent. If the Multi is 5 or more units, you will have to get a commercial loan and procedures are different. Good Luck in either case. ... more

From what I understand, you can buy up to a 4 plex on FHA if you are going to reside in one of the units. This will help you take advantage of the lower rates and you'll live almost free, as your investment will pay your portion of the mortgage payment. The big bonus for you is you can manage your investment and possible realize some tax benefits. Be sure to hire a quality CPA to help you with this typeof purchase and snswer you tax questions! Credit score is not the only thing a lender will look at to determine if you qualify for a loan, other factors such as employment, debt to income, and payment history will all come into play. Contact a local bank or mortgage broker in your area, it's free and can take minutes.

Is the loan(s) you are negotiating a purchase money loan, an equity line or was the home refinanced? Is the property in question your principal residence? Purchase money loans are the original loans from when the home was bought.. If you are negotiating an equity line or a refinance loan the bank can ask you to pay the difference. Investment property loans are not exempt from debt foregivness. They may ask for immediate payment or ask you to sign a note promising to pay over a period of years. You have to decide which situation is best for you.

Keep negotiating because banks do not put out their best and final offer the first time around. Short selling a property is not the best option for every home owner. Consider speaking with a CPA and a real estate attorney about your individual situation. Good luck with your negotiation. Bare in mind these negotiations can take 1-2 years to complete.

Fresno High is a very desirable area in Fresno, so for resale value in the future, this makes it a very good investment. I list several REO properties in the Fresno County area, and I am seeing mutliple offers on properties, with the affordable index at a high approx 74%, interest rates low, first time buyer credits, the market has heated up. Our inventory levels have fallen to 2.2 months worth of inventory compared to 9.8 a year ago. So be very smart in writing up acceptable offers on all types of properties. Good Luck! ... more
