I lived in Fresno 30 years out of my 42 years alive. There has always been more crime in the area then others. The criminals would literally come across town to break into garages and cars in the wealthier parts of town. At one time I read a statistic that you had a 1 in 30 chance of having your car stolen in Fresno. I had mine stolen 3 times in a few years. There was nothing special about the car other than I was in the wrong place at the wrong time. Generally the northern parts of Fresno are wealthier with less crime. The south can be pretty rough and really rough if you pick the right spot. Fresno has a unique variety of cultures and some of these cultures are stuck in poverty. It creates a situation where extremely poor people are living in areas where they would not normally be able to afford. Example: the area near Fresno state can be very bad. The apartments near there are run down and house people that just don't have much money. Drive around the neighborhood at night and pay attention to weirdos walking around. Generally if there are a bunch of people walking around at night you probably want to avoid that area. ... more

Part of the Packet for a Loan is the Disclosures, included in this is a survery which has a lot of information in it relating to Airport Noise, Floor Zones, Earthquake Zone, Proximity to Prisons or Military facilities, etc. You would receive this info before you reach a point-of-no-return. Your Realtor is responsible for this information. Now, to answer your question; I have never seen a flood zone in Fresno City proper; not saying that there aren't any, I haven't seen any. ... more
