You're better off signing up for those "sell your house fast" or "we buy ugly houses" services. I don't know of any property that listed at 65% of market value. If a homes current market value was $100k but they are only asking $65k and it's on the mls chances are that property sold fast and above asking price. Market value is what the home should sell for in it's current condition so finding one listed at 65% of market value is next to impossible. ... more

Ask the listing agent if they have multiple offers. If so, they will likely let everyone submit their highest and best offer giving you a chance to improve your offer if you want to.

I would check with your insurance broker for their advice, but I would think you could take the date when you start renting your home as the date. I have found that insurance companies will not let you insure 2 homes as primary residence so the date you begin leasing, that is the probable start date. Hope that helps! ... more

There's no time limit, but it's probably a waste of time. There's an open escrow, usually offers go on backup until the current buyer removes their contingencies. Even though you would offer more than asking, who's to say the current buyer didn't offer more as well. If you did sumbit your offer and it turns out it ended up being higer than the offer they currently have, seller can't cancel them and take your offer because the seller is already under contract. ... more

It is not surprising that your mother does not have the documents. Many large financial institutions do not know where copies of their notes are. As has already been suggested, start with a title company and request a full property profile, there may be some documents filed that will help you. Next go to your bank and request copies of the original paperwork so you know when the balloon payment is due. There may be good reason to suggest the borrowers refinance at this time, since rates are so very low.

I currently have a listing in this community. It is a good idea to call the local Police Dept (Fresno) to receive any crime activity in area. I currently have one listed, as a family man myself their are some concerns that I may have, especially if children will be living in the complex. This complex has a very low owner occupied rate, with the majority of units being rented out. There are several areas in the Fresno area that can be compared to in this price range.
