I have a friend in a similar situation. Shortly after purchasing a new primary residence, her husband lost his job. He had been making twice as much money as she. Although he found a new job eventually, it was at a much lower pay, closer to what she makes. They made the mortgage payments for a year but never moved in to the property. Their finances were tight and had to decide to sell or rent it out. They rented it out. It's another year later and now they are VERY worried that they can be charged with mortgage fraud. We have been living in the Parklane community over a year now. I am posting this in 2016 and lots of information below seems to be outdated. I cannot comment on the situation before my stay. The community is clean and the townhomes built have good quality material and layouts. The quality of the doors, windows, appliances and the workman ship is above par. This comes from a home owner for quite sometime and hands on. The community is kid friendly.

Like any other community there is a mix of low income and regular owners. You would not find any difference between the families they are most from professional backgrounds and well integrated. As to the low income housing across the community; there has been no issues what so ever. Few family feuds is bound to be there anywhere. The cemetery is obscure and no direct line of sight or access except for the rear units that too are lined with trees. The inmates of the cemetery so far have not caused any trouble either. Great place with good walking distance from the schools and all other amenities like post office, farmers market etc.

It really depends. Are you looking for a grant to cover the short fall between your downpayment and the county loan limit because homes are so expensive in the Bay Area. Or are you looking for a grant to cover your downpayment? Both are available and I would only recommend the first. The second most often times when said and done did not benefit the buyer.

Avalon Heights in Fremont is a wonderful of Fremont. The homes here are very much on the higher end side of homes and the area is one of the most sought out in Fremont. Since January 1st there have only been 3 homes listed in the area (1 pending and 1 active sale right now). People who move to this area STAY in this area.

The schools on all 3 levels (elementary, middle and high school) are all 10s and some of the best in the area.

I would be happy to answer any questions about the area or a specific home, should any come up.

1. Take bus #217 to Mission San Jose HS 4 times ( back and forth ) Please don't drive - Why? You will have plenty of time and opportunity to sit quietly on the bus and observe the neighborhood, the surrounding, the traffic and the streets that connect to school, in this case Mission SJ HS.
2. Get off the bus 2 times and go to visit the school two times. Open yourself up and talk to parents, students, teachers, visitors who are on the school when you are in Even you can ask questions like you are interviewing for jobs. Be polite and courtesy
3. Make appointment with school for the guided tour. If your request was refused, started to ask tough questions about and on everything you want to know: academic records, student performance, teacher turn over rates, discipline problems, college readiness, sport and extra curriculum etc,, Under new federal laws ( Every Student Succeed - Replaced by failed No Child Left Behind policy 4 moths ago ) every parent and school taxes payers now have more right and power to know everything about your school which you are about to send your kid to
4. 20% of your lucks- depending on other crucial elements 70% of your efforts and experience plus your sills, talents and knowledge living in this country and 10% exteral factors beyond your control.
