Hi Joellen, do you have a property address or MLS #? I'm glad to look that up for you but I don't see a link to the property you're referencing.

Thanks,

Buy or rent anywhere will surely depend on your situation.
1. Are you qualified to buy
2. How much can you afford based on your down payment, your income
3. What are the market values in your area compared to what you can afford
4. What is your lifestyle --- this will also dictate what type of home you should get (if you don't want to work in the yard, or prefer having amenities like swimming pool, clubhouse, etc. then you may prefer a condo)
5. Do you have a timeline --- sometimes, waiting has its own rewards, such as waiting for short sale approval which ends up in getting a property for less than market value
6. Which is more important to you: be cash rich but real estate poor, or be real estate rich but cash poor?

Hello Rohit.tannee...

Here is the latest information on Riverwalk:

This is a vacant lot in Riverwalk. The streets, water and sewer are in the process of being installed. The development has stalled and according to the city they are working with main lender to see how to get the infrastructure completed. The lot is priced knowing there are issues. What a great opportunity for an investor to purchase a lot at fire sale prices and reap the benefits once the banks and city figure out how to complete the project. RIVERWALK of Freeport is a waterfront community with mile of water frontage on Four Mile Creek. RIVERWALK is marketed as an upscale community with single family home sites. Amenities feature naturally landscaped, designated community park areas and walking paths that surround and intertwine the entire community. Within the community parks you will find a picnic area, pool area, and greenways with natural settings surrounded by the natural beauty of Florida. Beaches of South Walton are located just 10 min away with public beach access, shopping, and dining. Covenants and restrictions along with a design code will be in place to protect and enhance your property values. RIVERWALK is located about 8 miles north of the 331 Bridge in the Freeport area with deep water access 200 ft wide, 13 feet deep and minutes to the Bay. A short boat ride to Sandestin and Destin Harbor. There will be association fees but they are not known at this time. PROPERTY TO BE SOLD "AS IS".

Threre is a great community in Freeport known as Marina Village that is terrific and is actively being built. Would you like me to send you that information?

Hello, Cyntimental. Brandon Oaks was established approximately 6 years ago. The developer was a large home builder here in the southeast. The builder originally intended to build over 1000 homes in the large parcel. Unfortunately, that did not happen. I am currently working with a seller who will be placing many homes in Brandon Oaks on the market over the next few weeks. The homes have many upgrades such as granite counter tops and stainless appliances in the kitchen, ceiling fans, mini-blinds, sprinkler systems and much more. Of these particular homes, there are 3 floor plans all of which 3 bedroom, 2 bath. Please let me know if I can assist you. ... more

Murray Balkcom answered:
Current property taxes in Walton County are just under .008 So, to calculate the taxes, you multiply the assessed value of the property by .008. eg-- typical home in Windswept sells around $200,000. If assessed at $200,000 - $50,000 (homestead exemption) = $150,000 taxable value. (there are other potential exemptions, too) Multiply $150,000 taxable value X .008 = $1200 per year (approx) property taxes.

Note: the County Commissioners in Walton Co recently approved a millage increase, due to assessed values decreasing, so the taxable dollars will likely remain similar for 2011, though the rates may change.

Homeowners Insurance for those houses will likely run around $1200-$1,500 per year.

Windswept Estates has been one of the victims of the change in the real estate economy over the past couple of years. As the Panama City Airport gets closer to its completion and the economy rebounds, I think that Windswept Estates will find its popularity increasing. It would be a great time to invest in a property in this area, which is only a short drive from the beautiful gulf coast. I would be happy to send you more information on these homes if you would like. ... more
