The builder originally intended to build over 1000 homes in the large parcel. Unfortunately, that did not happen. I am currently working with a seller who will be placing many homes in Brandon Oaks on the market over the next few weeks. The homes have many upgrades such as granite counter tops and stainless appliances in the kitchen, ceiling fans, mini-blinds, sprinkler systems and much more. Current property taxes in Walton County are just under .008 So, to calculate the taxes, you multiply the assessed value of the property by .008. eg-- typical home in Windswept sells around $200,000. If assessed at $200,000 - $50,000 (homestead exemption) = $150,000 taxable value. (there are other potential exemptions, too) Multiply $150,000 taxable value X .008 = $1200 per year (approx) property taxes.

Note: the County Commissioners in Walton Co recently approved a millage increase, due to assessed values decreasing, so the taxable dollars will likely remain similar for 2011, though the rates may change.

Homeowners Insurance for those houses will likely run around $1200-$1,500 per year.

Windswept Estates has been one of the victims of the change in the real estate economy over the past couple of years. As the Panama City Airport gets closer to its completion and the economy rebounds, I think that Windswept Estates will find its popularity increasing. It would be a great time to invest in a property in this area, which is only a short drive from the beautiful gulf coast.
