If you have evidence of shrink swell soil your county may need an engineered foundation plan provided by a professional engineer. To remedy the problem you may need to lower your footings and backfill with granular fill aka rock or sandier material. You can have your soil tested by Froeling and Robertson of Fredericksburg VA. They have been in business since 1881 and are professionals in the soil testing arena. ... more

Scott, for the 203k info, you can check out www.makeoveragent.com. If you have any questions about 203k's, feel free to email or call. I do a lot of them with clients - great way to buy a home.

No, you can't post to MLS, only licensed real estate professionals can. I am sure that you can find someone in your area that will provide limited service (like only posting on MLS) for a smaller amount. All fees are negotiable and depend on level of servise and sometimes the company that you are negotiating with. ... more

After 22 years of working with 1000's of buyers, I believe it's buying what you want provided your not over extending yourself.

If you purchase a home your happy with and like, you'll always make it work. If you compromise you will regret your decision and likely find yourself looking again in a few years. This is a big purchase and not typically very liquid. BUY WHAT YOU LIKE!!!

Get qualified, identify whats important and look within that price range.

Wish you the best of luck. :-)

There are MANY MANY reasons. That why attorney's became a part of the evolution process. (second from left, until I need one then the one on the far right.)

The most likely to apply in the situation you describe is touched on by Philip Senkus. How long this can go on depends on if VA is a recourse state.

To a lesser degree, much less, the 'kindness of the bank' come into play. Vacant homes don't age well.

The only important question to address is, "Do you have interest in purchasing this house?"
If you do pick up the phone and call the Frederrickburg REALTORS who have responded.
This is your time to take action.......if you are serious.

Best of success to you.
