A listing agent is allowed to follow the directions of his/her client. If the seller has said "I don't want to see any offers, unless they're cash", the agent can follow that direction.

Hello Robmiller123, no you can not until you are owner. You should be very careful in putting in any improvements that you expect to benefit you financially until you own it. Many rent to own do not close.

You may consider 3.5% down FHA from a minimum 580 fico score and 3% down conventional from a minimum 620 fico score. If you have lower scores you my consider 10% down FHA with fico scores between 500-579. Your scores can be raised within 3-4 days in most cases to qualify for programs, rates and terms as necessary.

You should check your mortgage qualifications with the web reference link below and become owner before any renovations...

if you're a consumer, you need to go to the data source of the listing and make corrections. ask your agent to take care of it, or go to where ever you originally entered the info if you're FSBO ... more

That means your marketing is working but people aren't seeing the value. It could be your marketing is creating false expectations. If a property boasts a view, but you can only see anything interesting from the master bedroom closet, it won't live up to expectations (I've seen this example).
If your pictures make the rooms look bigger than they are or the home looks different for showings than it does in the pictures.
Apart from that, price is the next most logical reason. It could be both. If you've had 21 showings or been on the market 21 days without an offer, something needs to change.
