I know a few lenders that might help but you might have a bigger problem if you do get financing and get a property under contract before closing you will run into a snag with title insurance. Most title insurance companies won't cover you and every lender that I am aware of requires you to get title insurance at closing. Feel free to email me for the lenders though. Good luck!

The city of Memphis is a highly diverse city both racially and economically. That is why when you look at the city on paper it appears to be that way and it would take someone who knows this city to tell you the differences between the good nieghborhoods and the bad ones.
In Raleigh the areas to the north of Frayser Blvd are not so good while the areas to the south of Frayser Blvd are decent areas. However, once you get passed Ral-Mill Road, the areas to the North tend to start getting a lot better. The more closer you get to Bartlett the better the Neighborhoods tend to get.

You will need an experienced agent that understands short sales, the process, each banks process, time-frame, closing costs paid for by seller, repairs and know what questions to ask the listing agent. Frayser & Raleigh are two separate neighborhoods. Just because they are adjacent to each other does not mean that they have the same home values. Actually, Raleigh has two very different sections - west of Austin Peay is a lower priced area than the east of Austin Peay area. In every city there will be pockets of less desirable neighborhoods, but that shouldn't reflect poorly on the entire area.

Combining Frayser & Raleigh does nothing but perpetuate the idea that all of Memphis is a crime ridden slum which is absolutely not true!
